Abstract

Studi kelayakan merupakan tahap yang paling penting dari tahapan daur hidup proyek konstruksi, karena bila suatu proyek sudah tidak lobos dari tahap ini maka proyek tersebut tidak layak dijalankan. Studi kelayakan apartemen kelas menengah ini menggunakan dua aspek yaitu aspek pasar dan aspek keuangan. Di proyek ini pihak pengembang bekerja sama dengan pihak pemilik lahan. Jangka waktu kerjasama proyek yaitu sampai seluruh proyek habis terjual. Oleh karena itu di dalam proyek ini diadakan dua skenario pengembangan. Dari dua skenario Nngembangan ini akan dipilih manakah yang paling layak untuk direalisasikan. studi kelayakan yang paling ditekankan disini adalah aspek keuangan. Di dalam aspek keuangan metode yang digunakan adalah metode NPV, IRR, PI dan Payback Period. Dengan menggunakan metode tersebut maka dapat dipilih manakah skenario yang paling layak. Setelah mendapatkan skenario perwembangan yang terbaik yaitu skenario pengembangan 2, maka dilakukan analisis sensitivitas kepada skenario ini, guna untuk mengantisipasi resiko kerugian yang tidak sesuai dalam rencana cashflow dengan menunjukkan beberapa kondisi yang mungkin terjadi / The feasibility study is the most important of life cycle stages of construction projects. because if a project has not passed from this phase the project is not iable. The feasibility study of this middle-class apartment have two aspects: aspect of market and financial aspect. In this project the developer work together ith the land owners. Duration of cooperation projects until the entire project is sold out. Therefore in this project hold two development scenarios. From these mo development scenarios will be selected which are most worthy to be realized. Aspects of feasibility study that the most focused here is the financial aspect. In the financial aspects of the method used is the NPV, IRR, PI, and Payback Period method. By using these methods can then be selected which are most feasible scenario. After getting the best development scenario which is the development scenario 2, then performed a sensitivity analysis to this scenario, in order to anticipate the risk of loss that does not fit in the cash flow plan with showing several conditions that may occur
