Abstract

Bidara Cina is regularly flooded each year. The Ciliwung river becomes narrower and shallower as more residents unsustainably occupy the banks. To overcome this problem, the government attempted to relocate the residents of these informal settlements to a flat and send the Ciliwung River more to its original flow. This process is slow due to very limited supply of flats and construction taking a long time. The need for a fast and practical construction of the flats is required and the solution is the prefabricated system. The flats must be built to accommodate the relocation of the Bidara Cina residents in consideration of their lifestyle. The flat is also designed to apply a prefabricated system so that the development process will be much faster and more practical. Research will be conducted on what criteria to base the requirements for the Bidara Cina residents including designing the flats to suit their current needs and how to relocate the residents faster and more practical than the current development allows. Consideration of the efficient prefabricated systems will be investigated and how to minimise the monotonous designs of prefabricated systems. The research method of this report is through qualitative methods and case studies. The application of qualitative methods is done by interviews, field surveys and observations, while the case study method is carried out by analyzing the existing flats in East Jakarta.The theory which is used in this report is the theory of mixed-used (flats and traditional market), and the prefabricated system. A focused will be on addressing the module configuration space that is ideal for building flats and how to overcome the monotony of prefabricated buildings. This flat was designed based on the consideration of the residents so the flats and traditional markets are a good match to Bidara Cina society. The design of the towers did not escape the notice of circulation users or principals' activities in the towers. Methods of prefabrication applied in the design of the towers, not only was it effective and efficient but also considered the aesthetic appeal of the building.
