Abstract

Feasibility studies of a project are usually done in the early stages of a project. Feasibility study is the analysis and assessment of a system or project design. This stage is very important to know the success rate of a project. In addition, the assessment in the feasibility study is aimed at providing recommendations on whether the project should be feasible or should be reviewed. Bitung City has a strategic location, located in near port and the administrative center of North Sulawesi, Manado. This encourages rapid economic growth and construction. Bitung citizen need an area that has complete facilities to support their activities. From the reason above, PT. Lippo Karawaci, Tbk want to develop Mixed Use area in Bitung. The Bitung Mixed Use project will has facilities such as retail, hospital, school and hotel. The analysis methods that are used in this research are economic and market feasibility studies. The feasibility study of economic aspects uses the Net Present Value (NPV), Future Value (FV), Internal Rate Of Return (IRR), Return On Investment (ROI), Break Even Point (BEP), Benefit Cost Ratio (BCR), and Sensitivity Analysis. Feasibility study of market aspects using SWOT and Marketing Mix analysis. Economic analysis result from this research is NPV value (Net Present Value) within ten years of Rp. 592.716.079.240. The value of IRR (Internal Rate of Return) of 24.44%. Benefit Cost Ration is 2,95. Break-even points in this study is 5 years. Results of SWOT Analysis and Marketing Mix is Bitung Mixed Use has many advantages that will fullfil the the citizen demand of Mixed Use area. Beside that Bitung Mixed Use will increase economic growth in North Sulawesi. From this research can be concluded that Bitung Mixed Use project is feasible. / Studi kelaikan atau Feasibility suatu proyek biasanya dilakukan pada tahap awal dari suatu proyek. Studi kelaikan adalah analisis dan penilaian terhadap suatu rancangan sistem atau proyek. Tahapan ini sangat penting untuk mengetahui tingkat keberhasilan suatu proyek. Selain itu, penilaian dalam studi kelaikan bertujuaan untuk memberikan rekomendasi apakah sebaiknya proyek yang bersangkutan layak dikerjakan atau sebaiknya ditinjau dulu. Kota Bitung memiliki lokasi yang strategis, berada dekat dengan pelabuhan laut dan pusat pemerintahan Sulawesi Utara, Manado. Hal ini mendorong pertumbuhan ekonomi dan konstruksi cepat. Masyarakat kota Bitung butuh suatu kawasan mandiri untuk dapat memenuhi kebutuhan mereka. Bertolak dari hal di atas, PT. Lippo Karawaci, Tbk membuat kawasan mandiri di Bitung. Proyek Bitung Mixed Use akan dilengkapi tempat perbelanjaan (retail), rumah sakit, sekolah dan hotel. Metode analisis yang digunakan dalam penelitian ini studi kelaikan proyek (feasibility study) aspek ekonomi dan aspek pasar. Studi kelaikan aspek ekonomi menggunakan teori Net Present Value (NPV), Future Value (FV), Internal Rate Of Return (IRR), Return On Investment (ROI), Break Even Point (BEP), Benefit Cost Ratio (BCR), dan Analisis sensitivitas. Studi kelaikan aspek pasar menggunakan analisis SWOT dan Marketing Mix. Hasil penelitian ini dari aspek ekonomi adalah Nilai NPV (Net Present Value) dalam waktu sepuluh tahun sebesar Rp. 592.716.079.240. Nilai IRR (Internal Rate of Return) sebesar 24,44%. Nilai BCR adalah 2,95. Waktu Breakeven point dalam penelitian ini selama 5 tahun. Hasil Analisis SWOT dan Marketing Mix adalah Bitung Mixed Use memiliki banyak kelebihan yang akan memenuhi kebutuhan masyarakat sekitar akan suatu kawasan yang mandiri. Disamping itu Bitung Mixed Use akan mendorong pertumbuhan ekonomi di Sulawesi Utata. Hasil Penelitian dapat disimpulkan bahwa proyek Bitung Mixed Use layak untuk dikerjakan.
