Abstract

Semakin meningkatnya pertumbuhan penduduk di kota besar maka kebutuhan primer seperti tempat tinggal akan mengalami peningkatan. Di kota besar seperti kota Makasar dengan harga tanah yang terus meningkat, kebutuhan sarana parkir dan untuk penempatan building services maka perlu dibangun hunian vertikal dengan struktur basement dalam. Obyek penelitian ini adalah pada proyek dengan kondisi tanah berpasir dan tidak terlalu luas yaitu seluas 3700 m² di tengah kota, yang akan dibangun sebagai apartemen dengan 27 lantai dan 3 basement. Pemilihan metode konstruksi pada galian basement menggunakan metode top down, dinding penahan tanah jenis secant pile: primary pile dia.80-21 m’ = 190 titik, secondary pile dia.80-21 m’ = 190 titik dan fondasi bored pile dia.100-30 m’ = 197 titik dengan kingpost 51 titik. Waktu pelaksanaan adalah 180 (seratus delapan puluh) hari kalender terhitung dari tanggal 15 Juli 2019. Analisis risiko pada penelitian ini hanya pada pekerjaan secant pile sampai dengan pekerjaan galian tanah basement dengan kaitan terhadap kinerja biaya. Metode kualitatif menggunakan studi literatur dan data dari perusahaan fondasi didapatkan variabel risiko sejumlah 41 variabel, dan setelah di validasi oleh lima orang pakar didapat 35 variabel yang kemudian disebar lewat kuesioner kepada kontraktor fondasi sejumlah 54 responden. Metode kuantitatif yang digunakan pada penelitian ini adalah data primer yaitu jawaban kuesioner dari responden, kemudian data tersebut diuji dan diolah dengan software SPSS, di hasilkan 28 variabel yang akan digunakan. Setelah menghasilkan model persamaan, didapat tujuh variabel risiko yang paling berpengaruh terhadap kinerja biaya yaitu X19 (hasil akhir pekerjaan secant pile setelah dilakukan galian basement), X27 (komunikasi yang tidak baik antar pekerja kontraktor fondasi di lapangan), X21 (keterlambatan pengiriman material dari supplier, beton dan besi), X33 (kurangnya pemahaman dari team pada saat pelaksanaan tender), X26 (keterbatasan ketrampilan supervisor di lapangan), X35 (pengawasan secara periodik yang tidak konsisten) dan X15 (waktu kerja). Tujuh variabel risiko yang paling berpengaruh ini yang akan di mitigasi sebagai pedoman untuk perbaikan, dan diharapkan dapat dipakai sebagai referensi bagi kontraktor fondasi pada saat akan mendapatkan proyek yang sejenis. / The increasing population growth in big cities, the primary needs such as housing will increase. In big cities such as Makassar city with increasing land prices, the need for parking facilities and for the placement of building services, it is necessary to build vertical dwellings with deep basement structures. The object of this research is on a project with sandy soil conditions and not too large which is an area of 3700 m² in the middle of the city, which will be built as apartments with 27 floors and 3 basements. Selection of construction methods on basement excavations using top down method, ground retaining wall type secant pile: primary pile dia.80-21 m' = 190 points, secondary pile dia.80-21 m' = 190 points and bored pile foundation dia.100-30 m' = 197 points with kingpost 51 points. The implementation time is 180 (one hundred and eighty) calendar days starting from July 15, 2019. The risk analysis in this study was only on secant pile work up to basement land excavation work with relation to cost performance. Qualitative methods using literature studies and data from foundation companies obtained risk variables of 41 variables, and after validation by five experts obtained 35 variables which were then disseminated through questionnaires to the foundation contractors a total of 54 respondents. Quantitative method used in this study is the primary data that is questionnaire answers from respondents, then the data is tested and processed with SPSS software, produced 28 variables to be used. After producing the equation model, seven risk variables were obtained that most affected the cost performance, namely X19 (the final result of secant pile work after the basement excavation), X27 (poor communication between foundation contractor workers in the field), X21 (delay in delivery of materials from suppliers, concrete and steel bar), X33 (lack of understanding from the team at the time of the tender), X26 (limitation of supervisor skills in the field), X35 (periodic inconsistent supervision) and X15 (working time). These seven most influential risk variables will be mitigated as guidelines for improvement, and are expected to be used as a reference for foundation contractors at the time of acquiring similar projects.
