Abstract

Pada era persaingan bisnis perusahaan dituntut untuk menerapkan sistem manajemen yang baik sebagai alat dalam meningkatkan kinerja perusahaan, melalui kinerja operasionalnya. Penelitian ini bertujuan untuk menganalisis prinsip - prinsip sistem manajemen mutu yang paling berpengaruh terhadap kinerja operasional bangunan gedung apartemen XYZ kota Tangerang. Permasalahan dari penelitian ini adalah 1) apa saja faktor dan variabel prinsip- prinsip sistem manajemen mutu pada proses operasional apartemen?, 2) apa saja prinsip-prinsip sistem manajemen mutu yang paling berpengaruh terhadap kinerja operasional apartemen XYZ kota Tangerang? dan 3) apa rekomendasi perbaikan dari penelitian ini? Metode yang digunakan dalam penelitian ini adalah metode kuantitatif, dengan instrumen kuesioner yang bertujuan mendapatkan data penelitian ini. Faktor dan variabel penelitian didefinisikan melalui studi literatur/ pustaka. Penyebaran kuesioner dilakukan kepada 35 responden terpilih khususnya pada bagian departemen teknik, keamanan, tata graha, administrasi, keuangan, dan layanan pelanggan. Analisis data yang digunakan adalah regresi linier metode stepwise dengan bantuan program SPSS (Statistical Product and Service Solution). Hasil dalam permasalahan 1) terdapat 8 faktor dan 47 variabel aspek - aspek sistem manajemen mutu pada proses operasional apartemen XYZ dan 2) terdapat 3 variabel yang paling mempengaruhi yaitu (X4) meningkatkan upaya untuk mendapatkan masukan dari pemilik dan penghuni unit, (X14) manajer bangunan secara konsisten memperhatikan hak dan kebutuhan anggotanya (X24) partisipasi pekerja dalam pelaksanaan kegiatan sesuai dengan tanggung jawabnya./ In the era of business competition, companies are required to implement a good management system as a tool in improving company performance, through operational performance. This study aims to analyze the principles of quality management systems that have the most influence on the operational performance of the XYZ apartment building in the city of Tangerang. The problems of this research are 1) what are the factors and variables of the principles of quality management systems in the apartment operational process?, 2) what are the principles of the quality management system that most influence the operational performance of the XYZ apartment in the city of Tangerang? and 3) what are the recommendations for improvement from this research? The method used in this study is a quantitative method, with a questionnaire instrument that aims to obtain the data of this study. Research factors and variables are defined through literature/library studies. questionnaires were distributed to 35 selected respondents, especially in the departments of engineering, security, housekeeping, administration, finance, and customer service. Analysis of the data used is stepwise linear regression with the help of SPSS (Statistical Product and Service Solution) program. The results in the problem 1) there are 8 factors and 47 variables aspects of the quality management system in the operational process of the XYZ apartment and 2) there are 3 variables that have the most influence, namely (X4) Increasing efforts to get input from unit owners and residents, (x14) Manager the building consistently pays attention to the rights and needs of its members (X24) the participation of workers in the implementation of activities in accordance with their responsibilities
