Abstract

In every process of building construction, costs, quality or time are obstacles in every project. But these obstacles are defined as the project target that determine the success of a project. Each project always has risks, natural and human risks that affect time so that it can cause losses. The risk of project failure resulting from delays in the construction process will have an impact on the initial cost loss, as well as reduce the quality of the project. The desire to avoid project delays in terms of time is required to analyze the risk of delays in construction projects. Problems arising from the risk of this delay occur and are very important in the discussion of school buildings. School buildings cannot be tolerated if delays are identified so that project failures can harm various parties, one of them is the project managers at service providers. The research problem that will be solved in this study is reviewing the construction process of school buildings, find out what factors and risk variables of delay, identifying the risk of delays in the process of construction of school buildings in improving time performance. The methodology was review of issues, identification of research problems, and review of various literature. The method used in this study is qualitative. This study aims to find factors and risk variables for delays in the construction process of school buildings. X41 Variable Project Location contributes 48.6%, Variable X34 Skill of skilled Overseers or Operators contributes 19.7%, X49 Communication between Construction Workers and Service Providers Contributes 7.3, and X31 Equipment Qualities contribute 5.5%. These four vaiabels are the result of an analysis of the risk of delays in the construction process of school buildings in increasing time performance. / Di setiap proses pelaksanaan pembangunan bangunan gedung, biaya, mutu ataupun waktu adalah kendala di setiap proyek. Namun kendala ini merupakan sasaran proyek yang diartikan sebagai keberhasilan sebuah proyek. Setiap proyek juga selalu memiliki risiko, risiko alam maupun manusia yang mempengaruhi waktu sehingga dapat menimbulkan kerugian. Risiko kegagalan proyek yang diakibatkan dari keterlambatan proyek konstruksi akan berdampak pada kerugian biaya awal, ataupun menurunnya mutu dari kualitas proyek tersebut. Keinginan untuk menghindari keterlambatan proyek dari sisi waktu diperlukan analisis risiko keterlambatan proyek konstruksi. Permasalahan yang ditimbulkan dari risiko keterlambatan ini terjadi dan sangat penting dalam bahasan bangunan gedung sekolah. Gedung sekolah tidak dapat ditoleransi jika teridentifikasi terjadinya keterlambatan sehingga dapat menimbulkan kegagalan proyek yang dapat merugikan berbagai pihak, salah satunya pihak manajer proyek pengguna jasa. Permasalahan penelitian yang akan diselesaikan dalam penelitian ini adalah mengkaji proses konstruksi bangunan gedung sekolah, menemukan faktor dan variabel apa saja yang menjadi risiko keterlambatan tersebut, mengidentifikasi risiko keterlambatan dalam proyek konstruksi bangunan gedung sekolah dalam meningkatkan kinerja waktu. Metodologi yang digunakan adalah kajian isu, identifikasi permasalahan penelitian, dan kajian dari berbagai pustaka. Metode yang digunakan dalam penelitian ini adalah kualitatif. Hasil penelitian ini akan merekomendasikan perbaikan dari analisis risiko faktor dan variabel yang ditemukan dalam proyek konstruksi gedung sekolah dalam meningkatkan kinerja waktu. Variabel X41 lokasi proyek berkontribusi sebesar 48.6%, variabel X34 keahlian mandor atau operator yang terampil berkontribusi sebesar 19.7%, X49 komunikasi antara pekerja konstruksi dengan pihak pengguna jasa berkontribusi sebesar 7.3, dan X31 kualitas peralatan berokontribusi sebesar 5.5%. Keempat variabel ini merupakan hasil analisis dari risiko keterlambatan proyek konstruksi bangunan gedung sekolah dalam meningkatkan kinerja waktu.
