Abstract

Transit oriented development sebagai konteks dari sebuah mixed-use merupakan sebuah area development disekitar area stasiun transpotasi umum yang menunjangpara penglaju yang datang dari berbagai daerah. Transportasi umum inidiperuntukan untukj masyarakat yang datang dari berbagai kelas sosial,budaya, danekonomi. Pertemuan dari berbagai kelas sosial, ekonomi, dan budaya yang disatukan dalam satu area padat membuat pola aktivitas yang unik karena mampu mewadahi berbagai fungsi aktivitas yang beragam tersebut. Salah satu prinsip keberhasilan dari perancangan area mixed-use ini adalah memaksimalkan konektivitas dengan cara menghilangkan batasan yang ada antara ruang dalam danruang luar atau publik dan privat. Penelitian ini memfokuskan untuk mencari kriteria permeabilitas yang dapat mendukung perancangan area mixed-use dan bagaimana kriteria tersebut dapat membantu menyusun konfigurasi-konfigurasi fungsi area ruang agar memfokuskan untuk terciptanya ruang jalan yang lebih aktifdan interaktif. Metode yang digunakan dalam perancangan ini dengan kajian literatur cara secarahubungan antara strategi penyusunan konfigurasi spasial dengan kriteria�kriteria permeabilitas pada bangunan, lalu kesimpulan tersebut dijadikan pegangan untuk membaca preseden dan melihat bagaimana kriteria-kriteria tersebut diaplikasikan pada bangunan, dan gabungan kesimpulan-kesimpulan ini akan menjadi alternatif desain yang berangkat dari temuan aspek formal, spasial, teknikal, dan konteks. Dalam merancang secara keseluruhannya, kriteria permeabilitas seperti porosity, density and distribution, dan penetrable dapat membantu untuk merancang suatu bentuk dengan massa terpecah-pecah dan penggunaan ruang publik sebagai ruang untuk mengikat massa bangunan tersebut menjadi satu. Lalu alternatif desain blok-blok fungsi yang sesuai dengan kriteria permeabilitasnya, mulai dari strategi transparansi dengan pemilihian material transparan atau semi transparan, perbedaan levelling, hingga penyusunan orientasi antar fungsinya dapat membantu membentuk penyusunan area mixed-use./ Transit oriented development as the context of a mixed-use is a development area around the public transportation station area that supports commuters who come from various regions. This public transportation is intended for people who come from various social, cultural, and economic classes. The meeting of various social, economic, and cultural classes that are united in one dense area creates a unique activity pattern because it is able to accommodate the various functions of these diverse activities. One of the successful principles of designing this mixed-use area is to maximize. The method used in this design is a literature review of the relationship between the spatial configuration strategy and the permeability criteria for buildings, then these conclusions are used as a guide to read precedents and see how these criteria are applied to buildings, and a combination of these conclusions. will be an alternative design that departs from the findings of formal, spatial, technical, and contextual aspects. In designing as a whole, permeability criteria such as porosity, density and distribution, and penetrability can help to design a form with a fragmented mass and the use of public space as a space to bind the building mass together. Then the alternative design of function blocks in accordance with the permeability criteria, starting from a transparency strategy by selecting transparent or semi-transparent materials, different levels of leveling, to the arrangement of orientations between functions can help shape the preparation of mixed-use areas .
