Abstract

Home based enterprises (HBE) adalah bisnis yang memanfaatkan rumah sebagai tempat bekerja untuk memperoleh kesejahteraan ekonomi serta meningkatkan kualitas hidup. Fenomena HBE secara dominan ditemukan di negara berkembang pada hunian informal. Di Indonesia, hunian yang mengokupasi kegiatan HBE dapat mendominasi ruang yang tersedia pada hunian hingga 80%. Penggunaan ruang hunian hingga 80% tersebut dinilai tidak mampu memenuhi kecukupan ruang tinggal 9m2 per jiwa. Penelitian singkat menunjukkan bahwa aktivitas HBE ditemukan juga di hunian formal. Namun studi yang dilakukan pada permukiman formal masih terbatas dan apakah hunian tersebut memenuhi kecukupan ruang tinggal tidak terlalu banyak diketahui. Selain itu, terdapat juga indikasi fleksibilitas pada hunian formal, padahal hunian tersebut bukan dirancang sebagai hunian fleksibel. Untuk dapat memahami kualitas kecukupan ruang tinggal pada hunian, dapat menggunakan teori fleksibilitas. Oleh sebab itu intensi penelitian ini akan mengangkat isu HBE pada konteks isu hunian formal yang belom banyak di studi. Teknik penelitian data dilakukan melalui kajian literatur dan observasi hunian formal dengan metode wawancara serta pemetaan hunian. Melalui kajian literatur ditemukan bahwa faktor fleksibilitas untuk memenuhi kecukupan ruang tinggal adalah ruang servis dan jumlah posisi pintu masuk. Studi observasi membagi hunian HBE menjadi tiga kategori yaitu besar, sedang, dan kecil. Kualitas kecukupan ruang tinggal pada studi kasus adalah hunian dengan tipe sedang dan besar dapat memenuhi kecukupan ruang tinggal diatas 9m2 per jiwa karena mengadaptasi seluruh faktor fleksibilitas diantaranya orientasi unit hunian, geometry of plan, struktur dan konstruksi, jumlah dan posisi pintu masuk, spatial layout dan ruang servis. Pada studi kasus hunian tipe kecil, tidak terdapat spatial layout yang mengadaptasi faktor fleksibilitas sehingga hunian tidak memenuhi kecukupan ruang tinggal. Posisi perancangan penelitian ini adalah dengan memperhatikan peletakkan ruang servis yang akan membentuk spatial layout pada unit hunian. Serta akan mengadaptasi seluruh faktor fleksibilitas dalam merancang hunian HBE./ Home Based Enterprises (HBE) is described as a business located in house to gain economic prosperity and improve the quality of life. In Indonesia, HBE activities can dominate the available space up to 80%. According to SNI 03-1733, the minimum area of occupancy is 9 m² per person and around 36 m2 for four adults to achieve sufficient living space. Therefore, the use of space for HBE up to 80% is considered unable to reach sufficient living space. The purpose of this study is to determine the flexibility factor that can reach sufficient living space, to determine the quality of sufficient living space in the HBE case study, and to determine the design of HBE housing with the concept of flexibility to reach sufficient living space. Research techniques are carried out through literature studies and observations of HBE housing. Observations were made by interviewing and mapping HBE housing, which divides the housing into three categories: large, medium, and small. Through literature studies, it was found that the flexibility factor that affects sufficient living space is the position of the service room and number and disposition of entrance. Through HBE housing observations, it was found that large, medium, and small housing categories could learn from each other. Housing with large and medium types can expand their workspace into maximum like small-type units without reducing sufficient living space. Otherwise, small types can adapt the flexibility factor of spatial layout as adapted by large and medium housing types. This learning becomes important for housing, to increase sufficient living space to achieve standards above 9 m2 per person. Therefore, an HBE housing design needed to pay attention to the spatial layout of the dwelling, designing unit modules, the use of uninhabitable spaces as flexible spaces, and the application of flexibility factors in the housing unit.
