Abstract

Tidak hanya proyek konstruksi, pembangunan proyek yang melibatkan pengadaan produk dan jasa pun tidak luput dari masalah keterlambatan. Kondisi tempat kerja, perubahan desain atau bahkan spesifikasi, cuaca, ketersediaan dan pemenuhan jumlah tenaga kerja, ketersediaan bahan baku atau material hingga kelengkapan dan kesesuaian peralatan kerja, kesalahan perencanaan, dan pengaruh keterlibatan pemilik proyek hanyalah beberapa faktor yang dapat menyebabkan keterlambatan pengadaan dan pemasangan barang. Penelitian ini mencoba untuk mengidentifikasi permasalahan utama yang menghambat pembelian dan pemasangan lemari dapur dan wardrobe di apartemen XYZ Jakarta. Uji validitas dan reliabilitas variabel diukur dan dilakukan analisis regresi linier berganda dengan menggunakan pendekatan regresi stepwise dilakukan dengan bantuan perangkat lunak IBM SPSS versi 26. Temuan dari penelitian ini menunjukkan bahwa dua faktor yang mengakibatkan pembengkakan biaya adalah keterlambatan pengiriman dari negara pemasok dan perencanaan produksi yang tidak tepat dan tidak sesuai menjadi krusial dan mendominasi terjadinya keterlambatan pengadaan dan pemasangan wardrobes dan kitchen cabinet pada the residence XYZ Jakarta, dan juga dikarenakan oleh sistem dan teknik pemasangan di lokasi pemasangan. Penggunaan metode Nominal Group Technique (NGT) diterapkan guna mendapatkan rekomendasi penelitian yang objektif dan efektif. / Projects involving the procurement of products and services are not exempt from the problem of delays. The conditions of the work site, changes in design or even specifications, weather, the availability and fulfillment of the number of workers, the availability of raw materials or materials to the completeness and suitability of work equipment, errors in planning, and the influence of the project owner's involvement are just a few of the factors that can cause delays in the procurement and installation of goods. This study attempts to identify the key problems that are delaying the purchase and installation of kitchen and wardrobe cabinets at the XYZ Residences Jakarta. The validity and reliability test on variables were measured and multiple linear regression analysis utilizing the stepwise regression technique approach was performed with the aid of the IBM SPSS version 26 software. The findings of this study indicate that two factors—delays in delivery from the countries that supplied the materials and inadequate and inappropriate production planning—are crucial and predominate in the delays in the purchase and installation of wardrobe and kitchen cabinets at the Residence XYZ Jakarta. as well as (3) systems and installation techniques that perform well at the installation site but result in cost overruns. Nominal Group Technique (NGT) will be used to to obtain effective research recommendations.
