Abstract

Guna meningkatkan hasil pekerjaan di sektor industri Jasa Kostruksi di Indonesia, Pemerintah berupaya untuk mencari terobosan-terobosan, salah satunya adalah dengan melaksanakan pekerjaan kontrak design and build. Pada pelaksanaan pembangunan Gedung xyz dilaksanakan dengan menggunakan basis kontrak design and build, dimana pembangunan Gedung xyz tersebut dilaksanakan diareal baru / hutan, dengan medan kontur yang sangat beragam, tentunya dalam pelaksanaan pekerjaan memiliki tingkat risiko yang tinggi dan kompleksitas pekerjaan, disatu sisi ditarget dengan waktu yang telah ditetapkan.Adapun permasalahan penelitian yang berkaitandengaan tujuan dari penelitian adalah; 1). apa saja faktor dan variabel risiko padapelaksanaan kontrak design and build pada proyek pembangunan gedung xyz; 2). apa saja hasil kajian penelitian terhadap pelaksanaan design and build pada proyek pembangunan Gedung xyz, terhadap kinerja waktu; 3). apa rekomendasi untuk perbaikan terhadap hasil kajian penelitian. Metodologi penelitan yang akandigunakan adalah dengan melakukan kajian pustaka dan penelitian-penelitian yang relevan, melakukan survey dan analisis responden dengan menggunakan kuesioner, yang selanjutnya dilakukan melalui proses analisis dan pengujian dengan menggunakan analisis statistik. Dari hasil kajian penelitian menghasilkan 1 (satu) model regresi yang dibentuk oleh (4) variabel yang dapat mempengaruhi terhadap kinerja waktu, yaitu : X6. Kondisi dan situasi lokasi proyek saat pelaksanaan proyek; X9 Kesesuaian keahlian Tenaga Ahli berpengaruh pada tim manajemen konstruksi; X18 Terjadinya perubahan lingkupdesain pada saat pelaksanaan proyek design and build; X35 Pengawasan metodepelaksanaan pekerjaan proyek). Dari hasil kajian penelitian ini diharapkan akan menjadikan masukan-masukan untuk pelaksanaan pekerjaan dengan basis kontrak design and build dimasa yang akan datang. In the construction of the XYZ Building, it was carried out using a design and build contract basis, where the construction of the XYZ Building was carried out in a new area / forest, with very diverse contours, of course the work has a high level of risk and complexity of work, on the one hand it is targeted by time. which has been set. The research problems related to the objectives of the research are; 1). what are the risk factors and variables in the implementation of design and build contracts in the xyz building construction project; 2). what are the results of research studies on the implementation of design and build on the xyz Building construction project, on time performance; 3). what are the recommendations for improvement to the results of the research study. The research methodology that will be used is to conduct a literature review and relevant studies, survey and analyze respondents using a questionnaire, which is then carried out through a process of analysis and testing using statistical analysis. From the results of the research study resulted in 1 (one) regression model formed by (4) variables that can affect time performance, namely: X6. The condition and situation of the project location at the time of project implementation; X9 The suitability of the expertise of the Expert has an effect on the construction management team; X18 There was a change in the design scope during the implementation of the design and build project; X35 Supervision of project work implementation methods). It is hoped that the results of this research study will provide input for the implementation of work on a design and build contract basis in the future.
