Abstract

According to Central Bureau of Statistics, Indonesian economic growth in 2018 (6.17%) leads to new investment and employment followed by demand of housing and building but does not balance with availability of land and area. With this present time technological advance these problems may solved by build a high-rise building. In the process of high rise building construction has a number of complex problems and also risks, since many parties, elements and knowledge disciplines bound for this work which is need to hold a great coordination and cooperation which will ultimately affect the cost and time of project implementation. This study aims to identification and analyze the factors and variables of financing as well as efforts to improve an optimum financing plan so that construction’s time performance process is not disrupted. This research instrument consisted of 70 independent variables and 1 dependent variable divided within 19 factors. A quantitative method used in this research with a statistical study approach. The results of data analysis from 35 respondents with a background of service providers / contractors obtained 6 determining variables which affected time performance of 83.4%, where variable X50 was the largest variable contributing to the model of this project implementation conditions factor. By these six determining variables, it is hoped and expected that financing risk may be optimized so the time performance runs appropriate along with the plan. / Pesatnya pertumbuhan ekonomi di DKI Jakarta yang menurut Badan Pusat Statistik sebesar 6,17% sepanjang tahun 2018, menyebabkan semakin terbukanya peluang berinvestasi yang diikuti dengan terbukanya lapangan pekerjaan yang juga berbanding lurus dengan meningkatnya kebutuhan hunian, tetapi tidak diimbangi dengan ketersediaan lahan. Dengan kemajuan teknologi hal tersebut dapat diatasi dengan bangunan gedung tinggi. Dalam proses konstruksi bangunan gedung tinggi memiliki sejumlah permasalahan yang kompleks dan juga risiko, karena banyak pihak dan disiplin ilmu yang terlibat dan saling terkait yang akhirnya akan berpengaruh terhadap biaya dan waktu pelaksanaan proyek. Penelitian ini bertujuan untuk mengidentifikasi dan menganalisis faktor dan variabel pembiayaan, mengukur kinerja waktu, serta upaya perbaikan apa yang dapat dilakukan untuk mengoptimalkan pembiayaan sehingga kinerja waktu proses konstruksi tidak terganggu. Instrumen penelitian ini terdiri dari antara lain 19 faktor yang memiliki 70 variabel bebas dan 1 variabel terikat. Penelitian ini menggunakan mtode kunatitatif dengan pendekatan kajian statistik . Hasil analisis data yang diberikan kepada 35 responden dengan latar belakang penyedia jasa/kontraktor diperoleh 6 variabel penentu yang berpengaruh terhadap kinerja waktu sebesar 83,4%, dimana variabel X50 adalah variabel yang terbesar memberikan kontribusi kepada model yang terdapat pada faktor kondisi pelaksanaan proyek. Dari keenam variabel penentu ini diharapkan risiko pembiayaan dapat dioptimalkan sehingga kinerja waktu dapat berjalan sesuai dengan rencana.
