Abstract

The number of students studying away from their domicile has significantly increased over time. From various sources, students have been found to have a lower quality of life than the general population. The quality of accommodation and food is a serious barrier to many students studying away from their domicile, negatively affecting both their academic performance and general well-being. The writer discusses the business feasibility study of Exutoire Our Boarding Residence The purpose of this paper is to determine whether the business of creating a boarding house with the concept of ‘Executive Living’ that offers quality dining services and accommodation is feasible or not. Based on the primary data collected through a questionnaire that was spread out to students who are studying away from their domicile, the results show that majority of the students studying away from home spend their highest expenditure on food. The students also experience problems regarding to the quality of their choice of accommodation, which by majority is a boarding house. With problems often arising such as poor noise control, poor interior design, and lack of building maintenance. The respondents were selected using the purposive sampling method, with a total number of 154 respondents, where the respondents were selected on purpose due to a shared characteristics needed in the sample. The results also show that the respondents are interested in the idea of a boarding house that offers high quality dining services and accommodation with complete facilities. Therefore, the author can conclude that the idea of a boarding house with the concept of Executive Living is currently in demand in the market and is a feasible business idea. / Jumlah mahasiswa (pelajar) yang belajar di luar atau jauh dari rumah telah meningkat secara signifikan dari waktu ke waktu. Dari berbagai informasi yang terjadi di masa kini, menunjukan bahwa mahasiswa memiliki kualitas hidup yang lebih rendah dibandingkan masyarakat umum. Kualitas akomodasi dan makanan merupakan hambatan serius sehingga berdampak negatif terhadap prestasi akademis dan kesejahteraan secara umum para mahasiswa. Penulis membahas studi kelayakan bisnis Exutoire Our Boarding Residence, yang artinya sebuah rumah kos yang berlokasi di BSD yang diperuntukkan bagi mahasiswa/ mahasiswi dan menawarkan layanan akomodasi, makan dan minum yang dikelola secara komersial yang berkualitas. Tujuan dari penulisan ini adalah untuk mengetahui apakah usaha akomodasi seperti kos-kosan dengan konsep Executive Living yang menawarkan layanan makan dan minum dan tempat tinggal layak dilakukan atau tidak. Berdasarkan data primer yang dikumpulkan melalui kuesioner yang disebarkan kepada mahasiswa/mahasiswi yang sedang belajar jauh dari tempat domisilinya, kesimpulannya menunjukkan bahwa sebagian besar mahasiswa tersebut memiliki pengeluaran tertinggi yang dihabiskan untuk makanan. Para mahasiswa/mahasiwi juga mengalami permasalahan mengenai kualitas pilihan akomodasi mereka, yaitu mayoritas adalah rumah kos. Seringkali timbul permasalahannya yaitu pengendalian kebisingan yang buruk, desain interior yang buruk, dan kurangnya pemeliharaan gedung. Responden dipilih dengan menggunakan metode purposive sampling, dengan jumlah total 154 responden, dimana responden dipilih secara sengaja karena adanya kesamaan karakteristik yang dibutuhkan dalam sampel. Dari hasil kuesioner, menunjukkan bahwa responden tertarik dengan ide kost yang menawarkan layanan makan dan minum, akomodasi yang berkualitas tinggi dengan fasilitas yang lengkap. Oleh karena itu, penulis layak membuat bisnis produk kos-kosan (boarding house) dengan konsep ‘Executive Living’ yang diminati para mahasiswa/mahasiswi masa kini.
