Abstract

Umumnya pada pekerjaan tanah galian dan timbunan menggunakan kontrak harga satuan karena keadaan level tanah yang berbeda antara gambar tender dengan gambar aktual di lapangan. Namun pekerjaan tanah galian dan timbunan pada proyek Entertainment & Hospitality Bogor menggunakan kontrak lumpsum. Permasalahan yang akan dibahas pada penelitian ini adalah apa saja faktor-faktor risiko paling dominan yang mempengaruhi kontrak kerja lumpsum pada pekerjaan tanah khususnya galian dan timbunan, bagaimana penanganan pada risiko terbesar yang terjadi pada kontrak kerja lumpsum pada pekerjaan tanah khususnya galian dan timbunan. Tujuan dari penelitian ini adalah untuk mencari faktor-faktor risiko paling dominan yang mempengaruhi kontrak kerja lumpsum, mitigasi penanganan pada risiko terbesar yang terjadi pada kontrak kerja lumpsum pada pekerjaan galian dan timbunan. Metode penelitian secara kualititaif dan kuantitaif. Pengumpulan data secara primer dan sekunder yang setelah itu dilakukan severity index. Proses berikutnya adalah dengan menganalisa penyebab risiko paling dominan dan melakukan mitigasi risiko paling dominan. Hasil penelitian menunjukkan bahwa faktor risiko yang paling dominan yang mempengaruhi kontrak kerja lumpsum pada pekerjaan tanah khususnya (cut & fill) adalah variabel (A3) perubahan desain selama proyek dan (C3) cuaca yang disebabkan oleh faktor penyebab seperti perubahan elevasi, perubahan desain grading dan ketidaktepatan antara ramalan cuaca yang dibuat dengan cuaca aktual. Melakukan mitigasi risiko struktural dan non struktural. / Generally, for excavation and back filling work, unit price contracts are used because the ground level conditions are different between tender drawings and actual drawings in the field. The aim of this research is to find the most dominant risk factors that influence lumpsum work contracts, mitigating the handling of the biggest risks that occur in lumpsum work contracts for excavation and back filling work. Qualitative and quantitative research methods. Primary and secondary data collection, after which a severity index is carried out. The next process is to analyze the causes of the most dominant risks and mitigate the most dominant risks. The research results show that the most dominant risk factors influencing lumpsum work contracts for earthworks, especially (cut & fill) are variables (A3) design changes during the project and (C3) weather caused by causal factors such as elevation changes, grading design changes and inaccuracy between weather forecasts made and actual weather.
