Abstract

PIK 2 yang termasuk kawasan pesisir Teluk Jakarta memiliki tanah yang lempung dan muka air tanah yang tinggi. Salah satu kekurangan tanah lempung dan muka air tanah yang tinggi yaitu konsolidasi tinggi dan daya dukung yang terbatas. Yayasan ABC sedang membangun gedung XYZ di daerah PIK 2 sehingga perlu dilakukan pemadatan tanah. Tujuan penelitian adalah untuk menganalisis biaya pemadatan tanah dengan menggunakan metode VCM (Vacuum Consolidation Method) dan tanpa VCM. Dalam penelitian ini, digunakan pendekatan kombinasi metode analisis data kuantitatif dan kualitatif untuk mendapatkan pemahaman yang komprehensif dan mendalam terhadap fenomena yang sedang diteliti. Analisis data kuantitatif melibatkan penggunaan teknik-teknik statistik untuk mengolah data numerik yang dikumpulkan, seperti hasil survei atau pengukuran. Pendekatan ini memungkinkan kita untuk mengidentifikasi pola, tren, dan hubungan antar variabel secara objektif.Biaya penggunaan pemadatan tanah dengan menggunakan vacuum dan tanpa vacuum didapatkan hasil sebesar Rp. 10.602.254.850 sedangkan pemadatan tanah dengan vacuum sebesar Rp.14.255.707.646. Biaya maintenance pemadatan tanah tanpa vacuum sebesar Rp. 32.860.000.000 dan pemadatan tanah dengan vacuum sebesar Rp. 12.032.000.000. Pemilihan metode vacuum ini didasarkan atas reputation risk. Biaya Pembangunan dan maintenance selama 13 tahun mengalami penambahan 10% setiap tahunnya, didapatkan hasil perhitungan NPV pemadatan tanah tanpa vacuum sebesar Rp. 66.745.975.038., dengan vacuum sebesar Rp 64.319.307.819. Selisih biaya maintenance dan penggunaan VCM dikurangi saving penggunaan tiang pancang didapatkan hasil sebesar 2.106.552.752. Biaya maintenance selama 13 tahun lebih besar dari pada penggunaan VCM dan dapat meng hemat tiang pancang. / The PIK 2 area, located in the coastal region of Jakarta Bay, features clayey soil and a high groundwater table. One of the drawbacks of clayey soil and a high groundwater table is the high consolidation and limited bearing capacity. The ABC Foundation is currently constructing the XYZ building in the PIK 2 area, necessitating soil compaction. The research objective is to analyze the cost of soil compaction using the Vacuum Consolidation Method (VCM) and without VCM. This study employs a combination of quantitative and qualitative data analysis methods to gain a comprehensive and in-depth understanding of the phenomena under investigation. Quantitative data analysis involves the use of statistical techniques to process numerical data collected, such as survey results or measurements. This approach enables the identification of patterns, trends, and objective relationships among variables. The cost of soil compaction using vacuum and without vacuum yielded results of Rp. 10,602,254,850, while soil compaction with vacuum amounted to Rp. 14,255,707,646. The maintenance cost for soil compaction without vacuum is Rp. 32,860,000,000, and with vacuum, it is Rp. 12,032,000,000. The selection of the vacuum method is based on reputation risk. The construction and maintenance costs over 13 years experience a 10% annual increase. The calculated Net Present Value (NPV) for soil compaction without vacuum is Rp. 66,745,975,038., and with vacuum, it is Rp. 64,319,307,819. The cost difference between maintenance and VCM usage, minus the savings from using piles, amounts to Rp. 2,106,552,752. Maintenance costs over 13 years are higher than the usage of VCM and can save on pile expenses.
