Abstract

Kawasan Transit Oriented Development (TOD) merupakan suatu kawasan yang memiliki nilai lahan tinggi. Keaktifan dari kawasan TOD merupakan hal yang krusial terhadap keberlanjutan TOD sendiri. Keaktifan kawasan bergantung kepada kondisi mixed-use di sekitar kawasan tersebut. Pada kawasan TOD JPM Dukuh Atas, terdapat tapak yang bersifat tidak aktif, dan cenderung menghasilkan dead space. Tapak yang cenderung vacant dan kosong dalam skala massa yang cukup besar berpotensi menurunkan kualitas TOD pada kawasan tersebut. Landmark Tower merupakan salah satu bangunan yang memiliki sifat dan dikenal sebagai ‘Landmark’ pada kawasan Dukuh Atas yang tergolong sebagai kawasan bernilai tinggi. Landmark Tower dinilai sebagai bangunan yang memiliki signifikansi dalam skala besar di kawasan TOD Dukuh Atas. Adaptive reuse merupakan konsep intervensi arsitektural pada struktur dan tapak eksisting yang mampu membantu mengaktifkan kawasan. Implementasi adaptive reuse dapat dilakukan dari segi fungsi dan arsitektur tapak. Dengan demikian, adaptive reuse merupakan metode yang digunakan dalam upaya meregenerasi kawasan dan mengembalikan kesan Landmark Tower kembali sebagai ‘landmark’ kawasan Dukuh Atas. Kajian akan dilakukan melalui studi literatur dan studi preseden. Analisa kawasan dan tapak eksisting dilakukan untuk memperoleh data yang digunakan sebagai acuan dalam menentukan mixed-use dan desain pada tapak. Hasil dari analisa menunjukan bahwa mixed-use yang diterapkan pada tapak berupa hunian, perkantoran, dan komersial/ritel. Eksplorasi masing-masing tipologi adaptive reuse bentuk dilakukan dalam proses desain untuk mengakomodasi fungsi-fungsi baru. Tipologi Adaptive reuse yang diterapkan pada tapak berupa insertion, peeling, parasite, parasite-stack, dan parasite-juxtapose. Hasil analisa menunjukan terdapat beberapa stasiun transit disekitar tapak, sehingga intervensi aksesibilitas pada tapak dilakukan untuk membentuk ketersambungan antar fasilitas sekitar dan titik stasiun transit disekitar tapak. Dalam upaya meningkatkan walkability, accessibility, connectivity, dan open space, intervensi pembuatan ruang terbuka, pelebaran trotoar pejalan kaki, dan pembuatan akses baru pada beberapa titik tapak dilakukan. Intervensi-intervensi tersebut dilakukan sebagai upaya untuk meraih active frontage sehingga dapat meregenerasi kawasan Landmark Tower dan mengembalikan impresi Landmark Tower. / Transit Oriented Development area is known for its high value land. The liveliness of the area is such a crucial aspect toward TOD sustainability. The sustainability of this aspects relies on the area mixed-use condition. The surrounding area of Dukuh Atas Multipurpose Pedestrian Bridge, an inactive site is found, and tend to produce dead space. Sites that tend to be vacant and empty on a large enough mass scale have the potential to reduce the quality of TOD in that area. Landmark Tower is one of the buildings that has the characteristics and is known as a 'Landmark' in the Dukuh Atas area which is classified as a high value area. Landmark Tower is considered as a building that has significance on a large scale in the Dukuh Atas TOD area. Adaptive reuse is an architectural intervention concept that can help activate the area. Implementing adaptive reuse can be done in terms of site function and architecture. Thus, adaptive reuse is a method used to regenerate the area and restore the impression of the Landmark Tower as a 'landmark' in the Dukuh Atas area. The study will be conducted through literature review and precedent study. Analysis of the existing area and site will be carried out to obtain data used as references in determining mixed-use and design on the site. The results of the analysis indicate that the mixed-use applied to the site consists of residential, office, and commercial/retail functions. Exploration of each adaptive reuse typology is conducted in the design process to accommodate new functions. The adaptive reuse typology applied to the site includes insertion, peeling, parasite, parasite-stack, and parasite-juxtapose. The analysis results show that there are several transit stations around the site, thus accessibility interventions on the site are implemented to establish connectivity between surrounding facilities and transit station points around the site. In order to enhance walkability, accessibility, connectivity, and open space, interventions such as creating open spaces, widening pedestrian sidewalks, and creating new accesses at various points on the site are carried out. These interventions are conducted to achieve active frontage and regenerate the Landmark Tower area, restoring the impression of the Landmark Tower.
