Abstract

One of the issues that are found within the developments of downtown plazas is its effectivity and the rate of success that it produces as a public space for pedestrians. In an office complex, downtown plazas are built to be used by surrounding users, though there are several factors that gives certain downtown plazas the inability to be used by anyone, therefore the effectivity of uses for plazas must be further researched in this thesis. This thesis adapts a few notorious plazas as study cases such as Plaza Senayan’s downtown plaza as well as the Sudirman-Thamrin pedestrian sidewalk. Observation results and alaysis shows that the two study cases is considered a successful downtown plaza because of key criterias that they were able to fulfill, which are accessibility, connectivity, mobility means, ledgibility & edges, diversity of use dan management & regulations, which are key criterias of downtown plazas within an office complex. For this very reason, in order to be able to design and develop a proper and effective downtown plaza in the given site, my main concept of the downtown plaza is focused on connectivity, a concept that binds and connects the public space to its surroundings so that it may be beneficial for all parties. / Salah satu kendala atau permasalahan dalam downtown plaza dan perancangannya adalah efektivitas dan tingkat keberhasilan ruang tersebut sebagai ruang publik. Dalam kompleks perkantoran, downtown plaza dirancang untuk kegunaan user sekitar, namun ada berbagai macam faktor yang menjadikan ruang publik tersebut menjadi ruang yang tidak digunakan oleh user, sehingga hal efektivitas kegunaan plaza perlu diteliti lebih lanjut dalam skripsi ini. Penelitian ini mengambil studi kasus di downtown plaza Plaza Senayan dan jalur pedestrian Sudirman-Thamrin. Hasil observasi dan analisis menemukan bahwa Plaza Senayan dan trotoar Sudirman-Thamrin sudah berhasil sebagai downtown plaza karena beberapa kriteria kunci yaitu accessibility, connectivity, mobility means, ledgibility & edges, diversity of use dan management & regulations sebagai kunci keberhasilan suatu downtown plaza pada kompleks perkantoran. Oleh karena itu, untuk bisa merancang suatu downtown plaza pada lokasi tapak perencanaan, konsep desain saya adalah dengan menegaskan aspek konektivitas dnegan cara menyambungkan plaza dengan lingkungannya dan tapak sekitar sebagai ruang yang dapat digunakan untuk berlewatan atau menggunakan program pada dalam plaza.
