Abstract

Pertumbuhan kota yang semakin padat menyebabkan permintaan kebutuhan akan lahan meningkat. Bangunan ruko yang merupakan gabungan dari fungsi hunian dan komersial dianggap menjadi solusi. Seiring dengan perkembangan zaman, bentuk dasar dari ruko yang cenderung tipikal tidak mampu beradaptasi mengikuti perubahan yang terjadi di masa sekarang. Fungsi ruko yang pada umumnya dapat menampung dua kegiatan utama mulai memudar. Fungsi residensial mulai menghilang dan fungsi komersial menjadi lebih dominan. Sementara itu, bertambahnya waktu juga diiringi dengan bertambah tuanya bangunan ruko sehingga hal ini menyebabkan menurunnya kualitas deretan rumah toko yang berdampak pada kualitas ruang jalan serta wajah kota. Pengembangan peran residensial dan komersial dengan penerapan konsep work-live yang dapat memenuhi kebutuhan penghuni akan memenuhi fungsi awal penggunaan ruko. Penelitian ini dilakukan di Kawasan Pasar Lama Tangerang yang banyak di dominasi oleh penggunaan ruko tua yang menyebabkan memudarnya fungsi hunian pada bangunan ruko. Menurunnya kualitas rumah toko diikuti pula dengan menurunnya kualitas ruang jalan. Metode penelitian yang digunakan adalah pengumpulan data melalui studi literatur terhadap elemen kota, tipologi ruko, konsep dan unit work-live, jenis komersial, ruang antara dan ruang jalan serta observasi di lapangan dan wawancara dengan pemilik ruko dan pengunjung ruko. Melalui penelitian ini, penulis memperoleh kriteria konsep work-live yang memenuhi kualitas ruko yang juga berdampak pada ruang jalan, tipe ruko yang sesuai dengan kebutuhan aktivitas penghuni dan penerapan konsep work-live pada ruko yang telah disesuaikan dengan kondisi di Kawasan Pasar Lama Tangerang. Penelitian ini dapat berguna untuk memberikan alternatif perancangan unit-unit ruko yang lebih aktif ditinjau dari kedua fungsi yakni hunian dan komersial, sehingga dapat turut serta menjadi sebuah jawaban dari isu keterbatasan lahan. / The increase of population density in one area causes demand for land to increase. Shop house is one of the immediate solutions which combine the use of commercial and residential functions. However, as the time goes by, the basic form of the shop house building fails to adapt with the changes of the world today. The function of the shop house, which in general should accommodate two main activities, residential and commercial, has been fading. The residential function starts to disappear and commercial functions become more dominant. Meanwhile, the area with its shop houses are getting older and it impacts the quality of the road space and the face of the city. Applying the concept of work-live to support the needs of residential and commercial function will fulfill the initial idea of shop houses building. This research is conducted in the Pasar Lama Tangerang Area which is mostly dominated by old shop houses, causing the residential function disappear. The decline of the shop house’s quality issue eventually affecting the quality of the street space. The research method is done through data collection and literature studies to learn on the elements of the city, shop house typology, work-live concept and units, commercial type transition spaces and theories of road space quality as well as field observations and interviews with shop-owners and visitors. Through this research, the authors obtained work-live concept criteria that meet the quality of shop houses that also have an impact on the road space, type of shop house that suits the needs of occupant activities and the application of work-live concepts in shop houses that have been adapted to conditions in the Pasar Lama Tangerang Area. This research is beneficial to provide alternatives design for more active shop house units in terms of both functions, as residential and commercial use, so that they can contribute as the answer of the land limitations issue.
