Abstract

Pada pekerjaan pelaksanaan proyek konstruksi gedung bertingkat di Jakarta selatan pada umumnya sangat mengharapkan berjalan sesuai dengan rencana, namun dalam proses pelaksanaannya, sering mengalami hambatan-hambatan yang tidak diketahui sebelumnya. Kendala tersebut menjadi penyebab terhambatnya penyelesaian proyek, sehingga proyek tersebut mengalami keterlambatan. Dalam penelitian ini ada beberapa permasalahan yang akan dianalisis yaitu: Apa pengertian dari keterlambatan proyek, mengidentifikasi faktor-faktor keterlambatan pada pelaksanaan bangunan gedung bertingkat di Jakarta selatan, menganalisis faktor-faktor keterlambatan pelaksanaan bangunan gedung bertingkat, dan menganalisis rekomendasi perbaikan yang dihasilkan dalam penelitian ini. Proses penelitian yang dilakukan dimulai dari identifikasi isu permasalahan, identifikasi permasalahan penelitian, mengkaji berbagai pustaka dan hasil penelitian yang relevan, pengumpulan data, analisis data, pembahasan hasil penelitian, kesimpulan dan saran. Metode penelitian yang dilakukan dalam penelitian ini yaitu metode kualitatif dan metode kuantitatif. Dari hasil anaisis penelitian baik dari buku-buku, jurnal maupun para peneliti didapatlah definisi keterlambatan proyek yaitu bertambahnya waktu pelaksanaan proyek dari waktu yang telah disepakati bersama antara pengguna jasa dan penyedia jasa yang tertuang suatu perjanjian kontrak. Identifikasi faktor-faktor keterlambatan ini disebar melalui kuesioner yang terdiri dari 9 faktor, 39 variabel bebas dan 1 variabel terikat sebanyak 40 responden. Penelitian ini menggunakan metode kombinasi yaitu kualitatif dan kuantitatif dengan pendekatan statistik melalui program SPSS, maka didapatlah 7 variabel yang berpengaruh terhadap kinerja waktu. Dari tujuh variabel tersebut ada satu faktor dan satu variabel, yang paling penting dalam penelitian ini yaitu faktor peralatan yang memiliki variabel sering rusaknya alat kerja bantu antara lain peralatan tower crane, alat pengeboran, excavator, concrete pump/placing boom, bar cutter/bar bender, genset, dengan nilai kontribusi sebesar 56,6%. Dari hasil analisis permasalahan diatas maka dapat diberikan rekomendasi perbaikan alat agar selalu diberikan cadangan spare part, beserta mekanik yang selalu siap, serta dilakukan perawatan yang rutin, pemakaian teratur, sehingga alat tersebut tidak mudah terjadi kerusakan demi tercapainya tujuan proyek. / In the implementation of multi-storey building construction projects in South Jakarta, generally, they really expect to go according to plan, but in the implementation process, they often experience obstacles that were not known beforehand. These constraints are the cause of delays in project completion, so that the project is delayed. In this study there are several issues to be analyzed, namely: What is the meaning of project delays, identifying the factors of delay in the implementation of high-rise buildings in south Jakarta, analyzing the factors of delay in the implementation of high-rise buildings, and analyzing the recommendations for improvements produced in this study . The research process carried out starts from the identification of problem issues, identification of research problems, reviewing various literature and relevant research results, data collection, data analysis, discussion of research results, conclusions and suggestions. The research method used in this research is qualitative methods and quantitative methods. From the results of research analysis both from books, journals and researchers obtained the definition of project delay, namely the increase in project implementation time from the time agreed upon between service users and service providers as stipulated in a contract agreement. The identification of these delay factors was distributed through a questionnaire consisting of 9 factors, 39 independent variables and 1 dependent variable of 40 respondents. This study used a combination method, namely qualitative and quantitative, with a statistical approach through the SPSS program, so that 7 variables were found that had an effect on time performance. Of the seven variables, there is one factor and one variable, the most important in this study, namely the equipment factor which has a variable frequency of working auxiliary equipment, including tower crane equipment, drilling equipment, excavator, concrete pump / placing boom, bar cutter / bar bender. , genset, with a contribution value of 56.6%. From the results of the analysis of the problems above, recommendations for repairing tools can be given so that spare parts are always provided, along with mechanics that are always ready, as well as routine maintenance, regular use, so that the equipment is not easily damaged in order to achieve project objectives.
