This report is submitted to reconcile the valuation of PT SECRET LAB as a startup company. The company and the projects discussed are not publically known, therefore this report is done with data adjusted as similar as possible to the company situation based on the assumptions given by the company. The data used in the analysis are collected from internal and external sources. Theories used are compiled from journals and books. This report was possible because of internship assigned to the writer in the company. The company handles interesting project i.e., Theme Park, Club house, Residentials, and Hotel. The report will discuss about the performance and values of the company that can earn investors' interest. Discounted Cash Flow (DCF) model is the method used to analyze the performance and valuation of the company. Assumptions are made to forecast the future regarding the market and industry conditions for the future conditions are still unknown. As a result of the report, the valuated company has shown interesting performance and values to sum up their splendid performance.
