Abstract

Industri Konstruksi di Indonesia terus berkembang untuk memenuhi seluruh kebutuhan negara akan infrastruktur dan pembangunan lainnya yang terus berjalan. Seiring dengan hal tersebut saat ini seluruh pihak yang terkait dengan jasa konstruksi terus melakukan pengembangan untuk mencapai proses konstruksi yang lebih baik. Dalam rangka meningkatkan value proyek konstruksi, penelitian ini mendalami tentang pemahaman Lean dalam proyek yang diteliti. Lean adalah salah satu prinsip yang bertujuan untuk meningkatkan efisiensi dan value suatu proyek. Dalam penerapannya, akan dicapai peningkatan kinerja proses suatu proyek. Tantangan yang sepertinya akan dihadapi penelitian ini adalah mengkaji tentang faktor – faktor Lean Principles dalam proyek konstruksi bangunan di Tangerang. Metodologi penelitian ini dilakukan secara kualitatif dan kuantitatif untuk mendapatkan research findings yang terbaik untuk menyelesaikan tantangan tersebut. Dari hasil penelitian yang relevan, penerapan Lean Principles dapat meningkatkan kinerja proyek menjadi lebih baik dan memuaskan. Apabila Lean Principles diterapkan secara baik dan benar dalam manajemen konstruksi, bukan hanya profit yang akan didapat, tetapi kesinambungan kerja pada masa depan juga akan tercapai. Dari penelitian ditemukan 26 dari 42 variabel telah dikenal di daerah Tangerang. Kemudian 2 variabel yaitu penerapan prosedur keselamatan yang tidak tepat dan waktu pelatihan yang berlebihan dalam proses konstruksi menjadi variabel paling berpengaruh. Kedua variabel ini tergabung dalam faktor pemborosan dalam fase eksekusi konstruksi / Construction industry in Indonesia keeps developing to fulfil nation’s needs of infrastructures and other building. Therefore, research and development in construction industry is continuously being done to reach more efficient processes. This research will investigate further about whether Lean Principles in the related construction project enhance the value of the construction project(s) or not. Lean Principles is a principle which aims to increase efficiency and value in a process, it is currently being used widely in manufacturing. The positive result achieved in manufacturing could be applied in construction. Performance increase in construction project will granted if it is well-applied. The likely challenge in the research is to identify Lean Principles factors in building construction at Tangerang. Research methodology will use qualitative method and also quantitative method, to get the maximum research findings related to all the problems. From the journals referred, application of Lean Principles could push project performance to be more satisfying than before. If Lean Principles are well implemented in construction management, we could get not only more profit, but also more sustainable project in the future. From the research, it is been found that 26 out of 42 variables has already known at Tangerang. There are two predictors or strongly-influencing variables which are safety procedure implementation and also excessive training during construction process. Both of this variables are included in the execution waste factor.
