Abstract
Indonesia’s economic growth has resulted in mass urbanization, causing suburban regions in Jabodetabek to thrive, thus leading to the rise in housing demands. Resulting in a phenomenal case of mass housing construction, which are significant in numbers, with hundreds upon thousands of houses being constructed by local developers, which are all still using conventional construction methods. The area of scope for this research is located in Tangerang, because it is one of the suburban regions experiencing rapid development. Part of the development taking place are modest housings, targeting buyers from a middle to low income group, hence the selling price of individual houses must be set low enough to appeal, while still maintaining quality standards. The ideal condition, as done by countries much advanced than Indonesia, housing construction is achieved through a prefabricated system, as means of cutting short the time and cost, without sacrificing quality. A prefabricated system for housing utilizes building elements that are fabricated before construction, then are delivered to the site to be assembled through knock-down construction. Therefore, this research is established around the idea: How will a prefabricated approach, help accelerate and cut the costs in the construction of modest housings in Tangerang? On that basis, this research is set on developing a prefabricated system, which is applicable in the construction of modest housings, with regards to Tangerang’s social and climatic condition. The final outcome of this research will be represented through a modest housing design, which is built through a prefabricated system, with facilities to cater the basic needs of its settlers.
