In connection with the expiration of the Certificate of Building Use Right which is being guaranteed on a certain debt, it certainly becomes one of the problems for the Bank as the creditor holder of the Right to Warranty. However, when the extension of the period of the Land Use Right Certificate is found in the field that at the time of the extension process by the National Land Agency (BPN), the pledged object originally from 1 plot of land is then split into 4 plots of land without any legal action and prevailing laws and regulations. The purpose of this study is to analyze the legal arrangement of the suitability of the land-use of Building Utilization into several fields with the prevailing laws and regulations and how to protect the law against the bank. The method of research in this writing is the normative jurisdiction that emphasizes the legal norms by analyzing the laws and regulations related to the splitting of the land. / Sehubungan dengan berakhirnya Sertipikat Hak Guna Bangunan yang sedang menjadi jaminan atas suatu hutang tertentu, sudah barang tentu menjadi salah satu masalah bagi Bank selaku kreditur pemegang Hak atas Jaminan. Namun pada saat perpanjangan jangka waktu Sertipikat Hak Guna Bangunan tersebut ditemukan di lapangan bahwa pada saat dilakukan proses perpanjangan oleh Badan Pertanahan Nasional (BPN), objek yang dijaminkan tersebut yang semula dari 1 bidang tanah kemudian dipecah menjadi 4 bidang tanah tanpa adanya dasar perbuatan hukum dan peraturan perundang-undangan yang berlaku. Tujuan penelitian yakni untuk menganalisis pengaturan hukum kesesuaian pemecahan tanah Hak Guna Bangunan tersebut menjadi beberapa bidang dengan peraturan perundang-undangan yang berlaku serta bagaimana perlindungan hukum terhadap bank tersebut. Metode penelitian dalam penulisan ini adalah yuridis normatif yang menekankan pada norma-norma hukum dengan menganalisa peraturan perundang-undangan terkait dengan pemecahan tanah.
