Investment is the planting of assets or funds which is conducted by a company for a certain period of time in order to obtain a greater return in the future, one of which is dividend. There are several factors that can influence a company's decision in dividend distribution, especially in the form of cash dividend such as net income and cash availability. However, there are still property and real estate companies that do not distribute dividend even though the companies’ net income and operating cash flow have increased.This research aims to determine impact of net income and operating cash flow towards cash dividend simultaneously and partially. The population used in this research is property and real estate companies listed on the Indonesia Stock Exchange (IDX) in 2015-2017 where the total population used is 50 companies. The sampling technique used was purposive sampling technique where the number of samples obtained in this research is 17 samples with 51 (3x17) research data. The analytical method used in this research is quantitative method, by testing classical assumptions as well as statistical analysis, namely multiple linear regression analysis.The results of this research indicates that partially net income has a positive and significant impact towards cash dividend, while operating cash flow has an insignificant positive impact towards cash dividend. Simultaneous testing shows that net income and operating cash flow have a significant impact towards cash dividend.
