This study aims to determine the effect of profitability and structure of assets on capital structure in the property, real estate and building construction companies listed in Indonesia Stock Exchange for the period 2013 to 2017. This study uses only one general theory, namely the Pecking-Order theory and uses three variables, namely profitability, asset structure and capital structure.This research is quantitative research. The populations in this study are all property, real estate and building construction companies that have been and are still listed in Indonesia Stock Exchange for the period 2013 to 2017. Samples were taken using purposive sampling method, and obtained 35 companies. The method used in the study is Multiple Linear Regression. Based on the results of data analysis it was concluded that Profitability does not affect the capital structure this is evidenced by the value of t-count -1.382 and the significance of 0.169. Asset structure has no effect on capital structure this is evidenced by the value of t count 0.088 and significance of 0.930. Profitability and asset structure do not affect the capital structure; this is evidenced by F count of 0.972 with a significance of 0.381. The adjusted R square value is obtained by a value of 0,000, and the R square value is only 1.2%.
