Abstract

Eksistensi pasar tradisional memberikan dampak positif bagi masyarakat sekitar baik dari segi perekonomiaan, sosial, serta budaya. Namun, seiring perkembangan zaman munculah permasalahan semakin menjamurnya pasar modern disetiap sudut kota, dampaknya konsumen lebih memilih berbelanja di pasar modern dibandingkan pasar tradisional. Faktor tergerusnya eksistensi pasar tradisional, dikarenakan tidak mengakomodasi kenyamanan dan berbagai fasilitas wisata publik yang dimiliki oleh pasar modern. Untuk menciptakan pasar yang nyaman, penelitian ini mempertanyakan apa kriteria desain yang dibutuhkan untuk memberikan kenyamanan kepada wisatawan, strategi desain dengan pola spasial seperti apa yang akan diterapkan untuk menghindar terjadinya deadspots, bagaimana strategi desain yang akan diterapkan agar aktivitas ruang tetap konsisten merata dari pagi hingga malam, dan bagaimana perancangan pasar yang atraktif dan hidup selama dua puluh empat jam. Tujuan dari penelitian ini yaitu merancang kembali Bangunan Pasar Tradisional dengan mengakomodasi fasilitas wisata publik untuk memberikan kenyamanan kepada pengunjung serta menjadikan pasar tradisional yang atraktif. Pada penelitian ini menggunakan metode penelitian kualitatif. Pengambilan data dilakukan dengan cara mengkaji studi literatur, dan tiga studi kasus. Hasil dari penelitian ini menghasilkan tiga kriteria desain berupa kriteria umum terdiri dari sembilan parameter, kriteria teknikal terdiri dari enam belas parameter, dan kriteria kenyamanan terdiri dari lima belas parameter. Pasar yang dipilih untuk direvitalisasi yaitu pasar bendungan hilir dengan luas lahan satu koma dua hektar. Bangunan pasar terdiri dari tiga lantai, dan satu lantai mezzanine yang di zonasikan berdasarkan jenis dagangannya. Pada lantai satu difungsikan sebagai tempat pasar basah dan fasilitas wisata publik berupa event, live music, foodcourt, dan playground. Lantai mezzanine difungsikan sebagai tempat duduk yang sifatnya multifungsi. Pada lantai dua dan tiga difungsikan sebagai tempat pasar kering dan foodcourt. Pada depan lahan kios menerapkan konsep multifungsi. Pada saat kios tutup dapat digunakan pedagang angkringan untuk berjualan, sehingga aktivitas pasar tetap konsisten ramai selama dua puluh empat jam serta tidak terjadi deadspots./ The existence of traditional markets has a positive impact on the surrounding community economically, socially, and culturally. However, as time goes on, the problem of the proliferation of modern markets in every corner of the city has emerged. As a result, consumers prefer shopping in modern markets than traditional markets. One of the factor that caused the decline of traditional markets is its insufficiency to compete with the comfort and various public tourism facilities that modern markets provide. To create a comfortable market, this research questions what design criteria are needed to provide comfort to tourists, what spatial pattern design strategies will be applied to avoid deadspots, how design strategies will be implemented so that space activity remains evenly distributed from morning to night, and how to design a market that is attractive and lively throughout the day. The purpose of this research is to redesign the traditional market building by accommodating public tourism facilities to provide comfort to visitors and to make traditional markets attractive. This research is conducted using qualitative research methods. Data were collected by reviewing literature studies and precedent studies. The research resulted with three design criteria in the form of general criteria consisting of nine parameters, technical criteria consisting of sixteen parameters, and comfort criteria consisting of fifteen parameters. The market chosen to be revitalized is the downstream dam market with an area of one point two hectares. The market building consists of three floors and one mezzanine floor which are zoned based on the type of merchandise being sold. On the first floor, it functions as a wet market place and public tourism facilities in the form of events, live music, food court, and playground. The mezzanine floor functions as a multifunctional sitting area. The second and third floors function as a dry market and food court. The area in front of the kiosks adopts a multifunctional concept. When the kiosk is closed, angkringan traders can use the space to sell, so that market activity remains consistently busy for throughout the day and prevents the possibility of deadspots.
