Abstract
Hal penting dalam pelaksanaan pekerjaan konstruksi selain waktu dan mutu adalah permasalahan yang terkait dengan biaya. Salah satu yang menjadi indikator keberhasilan pelaksanaan pekerjaan konstruksi adalah ketika proyek dapat diselesaikan dengan biaya yang sesuai dengan rencana awal. Tetapi pada prakteknya, masih sering terjadi cost overrun pada proses pelaksanaan dan akhir proyek dimana hal ini menjadi kendala dalam pelaksanaan proyek. Tujuan dari penelitian ini antara lain: mengetahui prinsip dasar implementasi Building Information Modeling (BIM) dalam pelaksanaan proyek konstruksi bangunan gedung, peran Building Information Modeling (BIM) dalam mengendalikan penyebab cost overrun pada pelaksanaan proyek konstruksi bangunan gedung, mengetahui faktor dan variabel penting penyebab terjadinya pembengkakan biaya (cost overrun) yang dapat dikendalikan dengan penggunaan BIM, dan memberi rekomendasi terhadap hasil dari penelitian. Metode penelitian kali ini dilakukan dengan metode kualitatif yang menggunakan SEM - PLS. Untuk menguji Peran BIM dilakukan dengan menggunakan software SmartPLS. Hasil yang didapat dari penelitian ini dapat disimpulkan bawa prinsip dasar dari penggunaan BIM adalah menerapkan BIM Execution Plan sejak awal sampai dengan akhir proyek. Sementara dari struktur pemodelan yang dibuat menunjukan bahwa Peran BIM sangat signifikan dalam mengendalikan faktor dan variabel penyebab pembengkakan biaya (cost overrun). Sedangkan untuk mengendalikan variabel penyebab cost overrun pada proyek konstruksi bangunan gedung dengan tipe design and build, penelitian ini merekomendasikan untuk menerapkan penggunaan BIM sedari awal dengan fungsi 3D, 4D dan 5D serta menetapkan jenis kontrak lumpsum fix price dalam pelaksanaaan proyek konstruksi bangunan gedung yang menggunakan BIM. / The important thing in the implementation of construction work besides time and quality is the issue related to costs. One of the indicators of the successful implementation of construction work is when the project can be completed at a cost that is in accordance with the initial plan. However, in practice, there are still frequent cost overruns in the implementation process and at the end of the project where this becomes an obstacle in project implementation. The objectives of this study include: knowing the basic principles of implementing Building Information Modeling (BIM) in the implementation of building construction projects, the role of Building Information Modeling (BIM) in controlling the causes of cost overruns in the implementation of building construction projects, knowing the important factors and variables causing the occurrence of cost overruns that can be controlled with the use of BIM, and provide recommendations on the results of the research. The research method this time was carried out with a qualitative method using SEM - PLS. To test the role of BIM is done using the SmartPLS software. The results obtained from this research can lock the basic principle of using BIM is to implement a BIM Execution Plan from the beginning to the end of the project. Meanwhile, to control the variables causing cost overrun in building construction projects with the type of design and build, this study recommends implementing the use of BIM from the start with 3D, 4D and 5D functions and determining the type of lumpsum fixed price contract in the implementation of building construction projects using BIM.
