Abstract
A project is said to be successful, regardless of the type of project or organization, when it succeeds in achieving the predetermined cost, time and quality objectives. Achieving these three objectives, which form the scope of the project, is a complex process because of the large risks associated with these three components. Research is carried out during the construction phase and from a contractor's perspective, as the greatest risk of achieving the target time, cost and quality objectives lies during the construction phase. Coordinating and controlling work to ensure proper completion of the project according to the objectives is the responsibility of the contractor, yet obstacles such as time delays, cost overruns, and low project quality are some of the many obstacles that contractor’s may still face over the course of the project. Therefore, searching deeper into the roots of these delays, cost overruns and low quality can be a major success factor for contractors in the construction industry. The causative factors obtained from the literature study were distributed to contractors through a questionnaire to determine the perception of the contractor. The questionnaire data were interpreted and analyzed using statistical tests, AHP and impact level analysis to obtain the major factors that have the most impact on these three objectives. The results of the analysis reveal that accidents during construction generate the most impact in causing delays, cost overruns, and low quality of work results. / Sebuah proyek dikatakan sukses, terlepas dari jenis proyek atau organisasinya, ketika berhasil mencapai target anggaran, waktu dan kualitas yang telah ditentukan. Pencapaian ketiga aspek ini, yang membentuk ruang lingkup proyek, merupakan proses yang kompleks karena besarnya risiko yang terkait dengan ketiga komponen ini. Penelitian dilakukan pada tahap konstruksi dan melalui sudut pandang kontraktor karena risiko paling besar untuk mencapai target waktu, biaya, dan kualitas berada pada tahap konstruksi. Mengkoordinasikan dan mengendalikan pekerjaan untuk memastikan bahwa proyek selesai sesuai target waktu, biaya dan kualitas adalah tanggung jawab kontraktor. Namun, kendala seperti keterlambatan waktu, pembengkakan biaya, dan kualitas proyek yang rendah adalah beberapa dari sekian banyak kendala yang masih bisa dihadapi kontraktor selama pelaksanaan proyek. Oleh karena itu, menemukan penyebab keterlambatan, pembengkakan biaya dan rendahnya kualitas ini dapat menjadi faktor keberhasilan utama bagi kontraktor dalam industri konstruksi. Faktor penyebab yang diperoleh dari hasil studi literatur disebarkan kepada kontraktor melalui kuesioner untuk mengetahui persepsi kontraktor. Data kuesioner dianalisis menggunakan uji statistik, AHP dan analisis level dampak untuk mendapatkan faktor-faktor utama yang menyebabkan tidak tercapainya target proyek (biaya, waktu, kualitas). Hasil analisis menunjukkan bahwa kecelakaan pada saat pelakasanaan konstruksi merupakan faktor utama penyebab keterlambatan, pembengkakan biaya, dan rendahnya kualitas hasil pekerjaan.
