Abstract

Home-based enterprise (HBE) merupakan kegiatan untuk mencari atau menambah pendapatan dalam bentuk berjualan barang atau jasa di tempat tinggal. Salah satu tempat dimana kegiatan HBE umumnya dilakukan adalah di rumah susun. HBE di rumah susun seperti berjualan kebutuhan pokok, makanan, hingga hewan ternak berpotensi untuk menyebabkan sick building syndrome atau SBS. SBS dialami penghuni rumah susun karena kualitas lingkungan yang tidak dijaga, dengan gejala seperti iritasi kulit dan mata, sesak-sesak, hingga kelelahan. Konsep well-being architecture dengan kriteria-kriterianya seperti accessing nature, movement, nutrition, air quality, de-centralization, dan trust, diharapkan bisa menyelesaikan permasalahan home-based enterprise dengan SBS di rumah susun. Tujuan dari penelitian ini adalah untuk merancang home-based enterprise di rumah susun yang bebas dari sick building syndrome dengan konsep well-being architecture. Metode penelitian yang digunakan adalah studi literatur mengenai definisi dan kriteria home-based enterprise, rumah susun, penyakit sick building syndrome, dan penerapan konsep well-being architecture yang akan diuji ke dalam studi, dan observasi langsung terhadap HBE di Rusunawa Marunda dan Rusunawa Pulogebang. Ditemukan bahwa ada 21 HBE dengan warung sembako sebagai usaha yang mendominasi dengan angkat sekitar 13 usaha atau 61%, sisanya merupakan usaha berdagang makanan, jasa servis komputer, dan jasa konveksi. Mayoritas polutan yang dihasilkan adalah adanya penumpukan barang, dengan indikasi SBS tata ruang serta pencahayaan yang mendominasi. Hasil dari analisis dan kesimpulan objek studi berpengaruh dalam merumuskan strategi desain yang tepat dalam perancangan untuk menerapkan well-being architecture. Akhir dari penelitian menghasilkan sebuah desain perancangan rumah susun home-based enterprise yang bebas dari sick-building syndrome dengan konsep well-being architecture. Rancangan tersebut bertujuan untuk memberikan ide dan edukasi bagi para pelaku home-based enterprise di rumah susun, dan juga para perancang rumah susun. / Home-based enterprise (HBE) is an activity to seek or increase income in the form of selling goods or services at the place of residence. One of the places where HBE activities are generally carried out is in low-income housing. HBE in low-income housing such as selling basic needs, food, and livestock may cause sick building syndrome or SBS. The SBS experienced by the residents of low-income housing is due to the environmental quality that is not maintained, with symptoms such as skin and eye irritation, shortness of breath, to fatigue.. The well-being architecture concept with its criterias such as accessing nature, movement, nutrition, air quality, de-centralization, and trust, is expected to be able to solve the problems of home-based enterprise with SBS in low-income housing. The purpose of this study is to design a home-based enterprise in a low-income housing that is immune from sick building syndrome with well-being architecture concept applied. The research method used is literature studies on the definition and criteria of home-based enterprise, low-income housing, sick building syndrome, and the well-being architecture concept which will be tested in the study, and direct observation of HBE in Rusunawa Marunda and Rusunawa Pulogebang. It was found that there were 21 HBEs with basic groceries stalls as the dominating businesses with around 13 businesses or 61%, the rest being businesses in food stalls, computer service, and convection services One of the dominating pollutants is the accumulation of goods, with SBS factors such as room layout and lighting. The results of the analysis and conclusions of these studies will have an effect on formulating the right design strategies in designing a low-income housing with well-being architecture concept implementation. The end of the research resulted in a design of a home-based enterprise low-income housing that is immune from sick-building syndrome with well-being architecture concept. The design aims to provide ideas and education for home-based enterprise in low-income housing, as well as any apartment designers.
