Abstract
The Agrarian Principles Act seeks the basis applied in customary law. In relation to the sale of land rights, the basis is the light and cash principle that constitutes the legal basis of the sale of land rights. To adhere to the principle of transparency, then the sale and purchase must be executed before the PPAT, whereas to fulfill the cash basis it is the responsibility of the PPAT to ensure the execution of the cash basis before the sale of land rights. From that, the problemin this research is the role and responsibility of the PPAT to ensure that cash basis is realized in the execution of the sale of land rights especially in the making of the Sale and Purchase Deed. This thesis is using normative juridical form of research with qualitative method to analyze data and analytic descriptive research type. From the existing rules, it is known that the role of the PPAT is to ensure and adapt between the statements of the parties with the proof of the documents shown and / or attached to the minutes of the deed. Once the PPAT obtains confidence based on the parties' information and adapts to the existing documents, PPAT may then modify it in the deed of sale and then the deed is read out and
given legal counseling on the deed. So in the event of a dispute in the event the PPAT day can prove that what is stated in the deed of sale and purchase by the parties' information and the parties have understood the contents of the deed and the legal consequences of making the deed.
