Abstract

Transitional space adalah suatu tempat diantara dua tempat yang berperan sebagai penghubung bagi pejalan kaki dan mendorong perilaku pejalan kaki. Isu yang dihadapi adalah kurangnya jumlah pejalan kaki yang ada pada ruang kota yang disebabkan pemanasan suhu pada ruang kota dan kurangnya infrastruktur bagi pejalan kaki. Dalam pembentukan ruang transisi, dibutuhkan kualitas-kualitas seperti kualitas walkability, kenyamanan thermal dan daya tarik. Ruang transisi yang dideskripsikan dibutuhkan pada tapak perancangan yaitu Pondok Ranji Bintaro yang mayoritas terdiri dari neighborhood dan dekat dengan stasiun kereta. Maka dibutuhkan suatu ruang transisi untuk meningkatkan walkability pada tapak tersebut. Untuk membentuk kualitas-kualitas pada ruang transisi, dibentuk dengan sebuah ruang komersial bersifat neighborhood sebagai ruang transisi yang mendukung neighborhood based TOD, yang dapat meningkatkan daya tarik dan meningkat jumlah pejalan kaki. Dengan tujuan untuk merancang area komersial sebagai ruang transisi, dilakukan riset mengenai kualitas ruang transisi, bentuk dan jenis area komersial, studi preseden dan eksplorasi untuk menemukan konsep dan strategi desain yang dapat meningkatkan walkability pada tapak yang ditentukan yaitu Pondok Ranji Bintaro. Dengan strategi yang ditemukan yaitu pembentukan jenis nodes, bentuk ruang dan kenyamanan thermal, dibentuk suatu ruang komersial sebagai ruang transisi yang dapat membentuk walkability yang cukup baik berbasis hasil analisis space syntax. Lalu dibentuk zoning atau perletakan fasilitas bertujuan untuk meletakkan fasilitas pada ruang yang dapat membentuk smoother flow pada tapak tersebut. Dengan cara meletakkan fasilitasfasilitas yang memiliki sifat yang dapat saling mendukung pada ruang yang berdekatan. Setelah dilakukan perancangan, dilakukan validasi dengan menganalisis kembali kondisi tapak sesudah melakukan perancangan. Dari analisis kenyamanan thermal dengan autodesk forma, ditemukan bahwa kenyamanan thermal pada tapak sesudah perancangan membaik secar signifikan. Lalu dilakukan kembali analisis space syntax untuk memvalidasi walkability (visibility, connectivity dan permeability) dan hasil analisis menunjukkan bahwa ruang tersebut memiliki walkability yang membaik dengan sangat signifikan. Dari validasi yang telah dilakukan, ditemukan bawa dari hasil rancangan konfigurasi pada tapak, walkability pada tapak perancangan dapat membaik. / Transitional space is a place between two areas that acts as a connector for pedestrians and encourages pedestrian behavior. The issue at hand is the lack of pedestrians in urban spaces due to urban heat island effect and insufficient pedestrian infrastructure. In forming transitional spaces, qualities such as walkability, thermal comfort, and attractiveness are needed. The described transitional space is needed at the Pondok Ranji Bintaro site, which mainly consists of neighborhoods and is close to the train station. Therefore, a transitional space is needed to enhance walkability at the site. To form these qualities in the transitional space, a neighborhood-based commercial space is implemented to support neighborhood-based Transit-Oriented Development (TOD), which can increase attractiveness and pedestrian numbers. With the goal of designing the commercial area as a transitional space, research is conducted on the qualities of transitional spaces, forms and types of commercial areas, precedent studies, and explorations to find design concepts and strategies that can enhance walkability at the specified site. With the strategies found, such as forming node types, space shapes, and thermal comfort, a commercial space is created as a transitional space that can create good walkability based on space syntax analysis. Then, zoning or placement of facilities is established to place facilities in spaces that can create smoother flows on the site by placing facilities with supportive characteristics in adjacent spaces. After the design is completed, validation is done by re-analyzing the site conditions after the design is implemented. From the thermal comfort analysis with Autodesk Forma, it is found that thermal comfort at the site after design significantly improves. Then, a space syntax analysis is done again to validate walkability (visibility, connectivity, and permeability), and the analysis results show that the space has significantly improved walkability. From the validation conducted, it is found that from the design results, the configuration on the site, the walkability at the design site can improve.
