Abstract

Tujuan penelitian ini adalah untuk menguji dan menganalisis faktor-faktor yang mempengaruhi purchase intention generasi Y dan Z terhadap hunian berbasis green architecture di Jakarta dan sekitarnya (Jabodetabek). Empat variabel independen yang terkait dengan persepsi kualitas hunian ramah lingkungan adalah green house knowledge, environmental concern, developer credibility, dan electronic word of mouth. Variabel-variabel ini berkaitan dengan reasonable price dan preferable location yang kemudian mempengaruhi purchase intention of green house. Metode yang digunakan dalam penelitian ini adalah survei pada generasi Y dan Z yang berencana membeli rumah pertama mereka. Survei dilakukan dengan menggunakan kuesioner terstruktur dan responden diperoleh melalui purposive sampling. Data cross sectional diambil di Jabodetabek pada April 2024, dengan 202 responden yang memenuhi syarat. Analisis data dilakukan dengan Partial Least Square Structural Equation Modelling (PLS-SEM). Hasil penelitian menunjukkan bahwa environmental concern, developer credibility, dan electronic word of mouth memiliki pengaruh signifikan dan positif terhadap perceived product quality (p-value<0,05, CI 95%), sedangkan green house knowledge tidak signifikan. Pengaruh terbesar ditemukan dari developer credibility (β=0,589). Perceived product quality memiliki dampak positif signifikan terhadap purchase intention of green house. Preferable location dan reasonable price juga memiliki dampak positif signifikan terhadap purchase intention of green house dan dapat memediasi pengaruh dari perceived product quality. / This research aims to examine factors influencing the purchase intention of generations Y and Z towards green architecture-based residences in Greater Jakarta. Four independent variables related to the perception of environmentally friendly housing quality are green house knowledge, environmental concern, developer credibility, and electronic word of mouth. These variables relate to reasonable price and preferable location, which then influence the purchase intention of green houses. The method used is a survey of generations Y and Z planning to buy their first home. The survey was conducted using a structured questionnaire, with respondents obtained through purposive sampling. Cross sectional data was collected in Greater Jakarta in April 2024, with 202 respondents who met the criteria. Data analysis was performed using Partial Least Square Structural Equation Modeling (PLS-SEM). The results show that environmental concern, developer credibility, and electronic word of mouth significantly and positively influence perceived product quality (p-value <0.05, CI 95%), while green house knowledge is not significant. The biggest influence was from developer credibility (β=0.589). Perceived product quality significantly impacts the purchase intention of green houses. Preferable location and reasonable price also have a significant positive impact on the purchase intention of green houses and can mediate the influence of perceived product quality.
