Penelitian ini bertujuan untuk menganalisis pengaruh variabel firm size, tangibility, growth, dan debt to assets terhadap return on assets (ROA) pada perusahaan sektor properti yang terdaftar di Bursa Efek Indonesia selama periode 2019–2024. Dengan menggunakan pendekatan kuantitatif dan metode analisis regresi linear berganda, penelitian ini mengevaluasi bagaimana faktor-faktor internal perusahaan memengaruhi kinerja keuangan melalui efisiensi penggunaan aset. Sampel penelitian terdiri dari perusahaan properti yang dipilih berdasarkan kriteria tertentu. Hasil analisis menunjukkan bahwa variabel-variabel independen tersebut memiliki pengaruh yang signifikan secara parsial maupun simultan terhadap ROA. Penelitian ini memberikan kontribusi bagi perusahaan, investor, serta pembuat kebijakan dalam merumuskan strategi untuk meningkatkan profitabilitas sektor properti di Indonesia. /This study aims to analyze the effect of firm size, tangibility, growth, and debt to assets on the return on assets (ROA) of property companies listed on the Indonesia Stock Exchange for the period 2019–2024. Using a quantitative approach and multiple linear regression analysis, the study evaluates how internal company factors influence financial performance through the efficiency of asset utilization. The sample consists of property companies selected based on specific criteria. The findings indicate that these independent variables significantly affect ROA both partially and simultaneously. This study contributes to companies, investors, and policymakers in formulating strategies to enhance profitability in the Indonesian property sector.
