Abstract

Perancangan Mid-Rise Housing Berbasis Desain Modular di Kawasan Slipi Jakarta Kepadatan penduduk yang meningkat di Jakarta, terutama di kawasan Slipi-Palmerah, menjadi pemicu perencanaan kawasan hunian semakin sulit. Pengaruh seperti kualitas udara yang menurun, risiko kebakaran akibat instalasi listrik yang semrawut, dan jumlah ruang hijau yang terbatas adalah beberapa masalah utama yang dihadapi sebagai faktor dari kepadatan penduduk. Permasalahan ini menunjukkan betapa pentingnya solusi hunian yang dapat memenuhi kebutuhan ruang secara efektif sambil mempertahankan kualitas hidup masyarakat. Studi ini mewujudkan penggunaan bangunan mid-rise berbasis desain modular sebagai solusi desain arsitektur yang efektif, dan berkelanjutan. Hunian mid-rise dipilih karena dapat menjembatani antara kepadatan dan kenyamanan sambil mempertahankan fleksibilitas dalam bentuk serta mempertahankan skala manusia. Maka dari itu, desain ini dikembangkan melalui tahap massa bangunan yang beragam. Tahap-tahap ini mempertimbangkan potensi konektivitas antar ruang dan cara bertindak terhadap batasan tapak. Hasil penelitian menunjukkan bahwa menggunakan desain modular memungkinkan konstruksi yang efisien, ruang hunian yang dapat disesuaikan, dan memaksimalkan pemanfaatan lahan yang terbatas. Selain itu, desain ini memungkinkan integrasi ruang publik yang terhubung dengan hunian sekitar. Hasil dari studi ini menemukan bahwa alternatif hunian yang adaptif terhadap tantangan perkotaan salah satunya adalah bangunan mid-rise yang dibangun dengan desain modular, yang juga menjadi salah satu pendekatan desain yang rasional untuk kondisi tapak yang kompleks di wilayah padat penduduk seperti Slipi-Palmerah. / Design of Modular Based Mid-Rise Housing in Slipi Jakarta The growing population density in Jakarta poses difficult housing construction issues, especially in the Slipi–Palmerah neighborhood. Reduced access to green open spaces, fire risks from unregulated electrical wiring, and deteriorating air quality are the main problems. These circumstances necessitate housing solutions that preserve people's life while simultaneously addressing spatial efficiency. According to this study, modular mid-rise housing is an effective and context-responsive architectural solution for crowded metropolitan settings. The mid-rise typology was selected because it can preserve a human scale while striking a balance between density and livability. In response to the site's irregular shape and the integration of building functions, circulation, and access, the design process develops through a number of massing solutions. Faster building schedules, greater spatial flexibility, and less material waste are just a few benefits of using modular design. By including access to neighborhood and shared public spaces, the suggested design also encourages connectedness. According to the research, modular mid-rise housing can be a flexible solution that optimizes land use while addressing the environmental and social issues associated with dense urban living. This project concludes that in urban settings like Slipi-Palmerah, modularity in conjunction with mid-rise typologies provides a logical and scalable way to turn unused areas into livable, effective housing clusters.
