Abstract
This study aims to empirically examine the determinants of financial stability in real estate companies listed on the Indonesia Stock Exchange over the period 2012–2022. The analysis focuses on the relationship between several independent variables, Profitability (PRFT), Leverage (LEVG), Liquidity (LIQD), Firm Age (FAGE), Interest Rate (INTR), Firm Value (FVAL), Firm Size (FISZ), and the COVID-19 pandemic (COVD), and the dependent variable, Financial Stability (FSTA). In addition to evaluating these relationships, the study incorporates Asymmetric Risk Assessment and Z-score Analysis to provide a comprehensive assessment of financial stability. The research relies on secondary data and employs a purposive sampling technique to select companies that meet specific criteria, resulting in a final sample of 82 listed real estate firms. The F-statistic results for both Model 1 and Model 2 are consistent, indicating that all independent variables, PRFT, LEVG, LIQD, FAGE, INTR, FVAL, FISZ, and COVD, jointly influence financial stability (FSTA). The t-test for individual significance reveals that PRFT, LIQD, FAGE, INTR, and FISZ have a statistically significant effect on FSTA, whereas LEVG, FVAL, and COVD do not. Furthermore, Model 2 demonstrates that FISZ does not moderate the relationships between PRFT, LEVG, LIQD, and FSTA. Model 3 indicates that FVAL does not mediate the relationships between PRFT, LEVG, LIQD, and FSTA. A robustness check confirms the reliability of the model, as the findings remain consistent across all model specifications. / Studi ini bertujuan untuk menguji secara empiris determinan dari stabilitas keuangan pada perusahaan real estat yang terdaftar di Bursa Efek Indonesia selama periode 2012–2022. Analisis difokuskan pada hubungan antara beberapa variabel independen, Profitabilitas (PRFT), Leverage (LEVG), Likuiditas (LIQD), Umur Perusahaan (FAGE), Suku Bunga (INTR), Nilai Perusahaan (FVAL), Ukuran Perusahaan (FISZ), dan pandemi COVID-19 (COVD), dengan variabel dependen, yaitu Stabilitas Keuangan (FSTA). Selain mengevaluasi hubungan-hubungan tersebut, studi ini juga menggunakan Asymmetric Risk Assessment dan Analisis Z-score untuk memberikan penilaian yang komprehensif terhadap stabilitas keuangan. Penelitian ini menggunakan data sekunder dan metode purposive sampling untuk memilih perusahaan yang memenuhi kriteria tertentu, sehingga menghasilkan sampel akhir sebanyak 82 perusahaan real estat yang terdaftar. Hasil uji F-statistik untuk Model 1 dan Model 2 menunjukkan hasil yang konsisten, yang mengindikasikan bahwa seluruh variabel independen, PRFT, LEVG, LIQD, FAGE, INTR, FVAL, FISZ, dan COVD, secara bersama-sama memengaruhi stabilitas keuangan (FSTA). Hasil uji t untuk signifikansi individual menunjukkan bahwa PRFT, LIQD, FAGE, INTR, dan FISZ memiliki pengaruh yang signifikan secara statistik terhadap FSTA, sementara LEVG, FVAL, dan COVD tidak menunjukkan pengaruh yang signifikan. Selanjutnya, Model 2 menunjukkan bahwa FISZ tidak memoderasi hubungan antara PRFT, LEVG, LIQD, dan FSTA. Model 3 mengindikasikan bahwa FVAL tidak memediasi hubungan antara PRFT, LEVG, LIQD, dan FSTA. Uji robustness mengonfirmasi keandalan model, karena hasilnya tetap konsisten di seluruh spesifikasi model.
