Abstract

Co-housing adalah tempat tinggal berbentuk komunitas yang dikelola oleh komunitas itu sendiri dan merupakan hunian bersifat publik yang memfasilitasi para penghuni untuk berinteraksi sosial antar tetangga. Namun, desain co-housing belum sepenuhnya mengintegrasikan konsep kerja pada hunian. Penghuni di dalam cohousing masih harus menggunakan kendaraan bermotor untuk pergi ke tempat kerja yang lokasinya berada jauh dari tempat tinggalnya. Hal ini disebabkan karena kurangnya fasilitas ekonomi atau lahan kerja di dalam co-housing yang dapat meningkatkan perekonomian bagi penghuninya. Maka dari itu, muncul pertanyaan seperti apa kriteria desain co-housing yang terintegrasi dengan konsep live-work, dan apa karakteristik desain co-housing yang terintegrasi dengan konsep live-work? Penelitian ini dilakukan melalui studi literatur, survei dan wawancara. Hasil studi literatur menemukan bahwa integrasi konsep live-work dengan perancangan desain co-housing pada RW08 Setu Babakan dapat meningkatkan sosialisasi dan pekerjaan antar penduduk. Studi literatur diperdalam dengan mengumpulkan informasi mengenai desain co-housing, home industry, dan konsep live-work. Survei akan dilakukan lalu disimpulkan dari hasil studi literatur untuk menghasilkan rekomendasi desain dalam perancangan co-housing dalam konsep live-work. Hasil survei dan wawancara pada lokasi digunakan sebagai pelengkap indikator perancangan dan disesuaikan dengan kebutuhan penghuni. Melalui observasi pada kasus studi di RW08 Setu Babakan ditemukan bahwa pola bangunan sangat padat dan tidak tertata dengan baik yang mengurangi tingkat kenyamanan dan bersosialiasi, tidak dilengkapi dengan jalur pedestrian, tidak tersedia loading-dock dan kurangnya area terbuka. Oleh karena itu, konsep perancangan pada RW 08 dikembangkan dengan menyediakan akses bagi pejalan kaki. Akses kendaraan dipisah dengan hanya dapat di akses sampai tempat parkir, Tipe unit menyesuaikan dengan tipe pekerjaan dari penghuni. Terdapat tipe unit yang berupa live-with, live near, live nearby, cluster, rowhouses, , stacked flats dan shared homes within cohousing. Desain menerapkan courtyard sebagai pusat aktivitas masyarakat. Courtryard terdapat pada setiap housing di dalam tapak. / Co-housing is a community residence that is managed by the community itself and a public community that facilitate residents to have a social-relations between neighbors. However, the design of co-housing has not fully integrated the concept of work in dwelling. Residents in the co-housing still have a hard accessibility that make users to use a vehicle to go to work that is far from where they live. This is because it reduces economic facilities or workplaces in co-housing which can increase the budget for its inhabitants. For this reeason, questions such as what are the criteria of co-housing design integrated with the concept of live-work, and what characteristics of co-housing design integrated with the concept of live-work? This research was conducted through literature studies, surveys and interviews. The results of the literature study found that the integration of live-work concept with co-housing design in RW08 Setu Babakan can improve socialization and work among residents. The literature study was deesed by collecting information on cohousing design, home industry, and the concept of live-work.The survey will be concluded from the results of a literature study to produce design concept in the design of co-housing of live-work. The survey results and interviews at the location are used as complementary design indicators and adjusted to the needs of the community. Through observation on the case of study in RW08 Setu Babakan found that the building pattern is too dense and not well-organized which reduces the level of comfort and socialization, not equipped with a pedestrian path, not available loading-dock and lack of open areas. Therefore, the concept of design in RW 08 will be developed by providing access for pedestrians. Vehicle access seperated and can only be access through parking lot, unit type will adjust to the activity of the user. There are 7 types which is live-with, live near, live nearby, cluster, rowhouses, stacked flats, and shared homes with cohousing. This design applied courtyard as the center of the activity. Courtyard also exists in each housing.
