Abstract

Construction is a project that has a relatively high risk potential compared to non-construction work such as manufacturing. Construction projects especially high rise residential buildings have anticipated risks from the beginning, especially in the process of building high-rise residential buildings in DKI Jakarta, not yet have a good approach in order to prevent and overcome the risks that can occur during the construction that can affect the quality a construction project. The problem of this research as a whole is to analyze all factors and risk variables in the process of building high-rise building, how to measure the quality performance in the construction of high rise residential building in DKI Jakarta, what are the facts and important variables of building construction project model of building DKI Jakarta, and what is the recommendation for improvement of the selected model in the construction of a high rise residential building project in DKI Jakarta. This study will analyze the respondents of the assigned recipients in this case the selected contractors. The purpose of this research is to look for the main factors that affect the quality performance of building construction projects, and the actions that need to be taken into account against the risks that may affect the quality performance in the construction project construction process. Data analysis was processed by using statistical analysis of SPSS 2.0. From the data analysis, there are four factors and seven major risk variables that affect the quality performance of high rise residential building construction in DKI Jakarta, namely: labor force (X28 occurrence of labor disputes in the field in the construction process), design evaluation factors and (X2 the occurrence of design changes / specifications in the construction process may affect the performance of the quality of development, X1 the occurrence of design errors in the construction process may affect the quality performance in the development process), the implementation factor, (X42 Iron adjustment and assembly is not appropriate / construction, X46 occurrence of faults on field surveys in the construction process), management factors (X26 ie low level of management discipline in the construction process may affect the quality performance of development, X8 lack of control and coordination in the team in the construction process may affect the performance of quality construction in the construction process.). / Konstruksi merupakan proyek yang memiliki potensi risiko relatif tinggi dibandingkan pekerjaan non konstruksi seperti manufaktur. Proyek konstruksi khususnya bangunan gedung tinggi hunian memiliki risiko yang dapat diantisipasi sejak awal, Secara khusus dalam proses pembangunan gedung tinggi hunian di DKI Jakarta, belum memiliki pendekatan yang baik dalam rangka mencegah dan menanggulangi risiko yang dapat terjadi pada saat pelaksanaan konstruksi yang dapat berpengaruh terhadap mutu suatu proyek konstruksi. Permasalahan penelitian ini secara keseluruhan adalah untuk: menganalisis apasaja faktor dan variabel risiko pada proses pembangunan bangunan gedung tinggi hunian, bagaimana mengukur kinerja mutu pada proses pembangunan bangunan gedung tinggi hunian di DKI Jakarta, apa saja fakto dan variabel penting model pembangunan proyek konstruksi bangunan gedung di DKI Jakarta, dan apa rekomendasi perbaikan dari model yang terpilih pada pembangunan proyek konstruksi bangunan gedung tinggi hunian di DKI Jakarta. Penelitian ini akan menganalisis responden penerima tugas dalam hal ini kontraktor terpilih. Tujuan penelitian ini adalah Mencari faktor utama yang mempengaruhi kinerja mutu pembangunan proyek bangunan gedung, dan tindakan yang perlu diperhitungkan terhadap risiko-risiko yang dapat mempengaruhi kinerja mutu dalam proses pembangunan proyek konstruksi. Analisis data diolah dengan menggunakan analisis statistic SPSS 2.0. Dari hasil analisis data menunjukan ada Empat faktor dan Tujuh variabel risiko utama yang berpengaruh terhadap kinerja mutu pembangunan konstruksi bangunan gedung tinggi hunian di DKI Jakarta, yaitu: faktor tenaga kerja (X28 terjadinya perselisihan tenaga kerja di lapangan dalam proses konstruksi), faktor evaluasi desain dan teknologi (X2 terjadinya perubahan desain / spesifikasi dalam proses konstruksi dapat mempengaruhi kinerja mutu pembangunan, X1 terjadinya kesalahan desain dalam proses konstruksi dapat mempengaruhi kinerja mutu dalam proses pembangunan), faktor pelaksanaan, (X42 Penyetelan dan perakitan besi yang tidak tepat/tidak sesuai dalam proses konstruksi, X46 terjadinya kesalahan pada survey di lapangan dalam proses konstruksi), faktor manajemen (X26 yaitu tingkat disiplin manajemen yang rendah dalam proses konstruksi dapat mempengaruhi kinerja mutu pembangunan, X8 kurangnya pengendalian dan koordinasi dalam team dalam proses konstruksi dapat mempengaruhi kinerja mutu pembangunan dalam proses konstruksi.)
