Abstract

Change order often occurs at the time when project is in progress. This change occurs when the signing of the work contract had been made. The X school building in Bangka Belitung Islands Province was built with a structural plan for 8-storey, but for the first phase 4-storey had been built, with school land area of 2,968 m2 and each floor area 1.242,8m2. In the implementation of the construction of school X experienced a change order which is design changes, acceleration of work schedules, addition of scope of work, incompatibility of pictures with field conditions and others that take effects on project completion time of X school building which leads to delay the completion time cause by change order factors. The purpose of this study is to analyze the factors that cause change orders and their effects on project completion time of X school buildings in Bangka Belitung Islands Province. This study examines from a variety of literary sources namely reference books and highlights relevant research results in the past 10 years related to the causes of change orders and their effects on project completion time of school building. The research methodology used is a quantitative research method that examines the collected literature studies. The analysis results of the factors causing change order and its effect on project completion time in this study, there are 4 variable that take effect on project completion time of X school building in Bangka Belitung Island Province that was increased the scope of work by 58.9%, the performance of the owner or representative of the owner by 17.7%, investment funds which is not enough by 10% and cashflow that does not match the actual progress of 2.9% . And with these results is expected to become a benchmark for the next project so that it goes well. / Change order sering terjadi pada saat pelaksanaan proyek berlangsung. Perubahan ini terjadi pada saat penandatangan kontrak kerja sudah dilakukan. Gedung sekolah X di Provinsi Kepulauan Bangka Belitung dibangun dengan perencanaan struktur 8 lantai, tetapi yang tahap pertama dibangun 4 lantai terlebih dahulu. Dengan luas lahan sekolah 2.968 m2, dan luas tiap-tiap lantainya 1.242,8 m2. Dalam pelaksanaan pembangunan sekolah X mengalami change order yaitu perubahan desain, percepatan jadwal pekerjaan, penambahan scope pekerjaan, ketidaksesuaian gambar dengan kondisi lapangan, dan lain sebagainya yang berpengaruh terhadap waktu penyelesaian proyek pembangunan gedung sekolah X yang dapat mengalami keterlambatan penyelesaian proyek dengan adanya faktor-faktor penyebab change order. Tujuan penelitian ini menganalisis faktor penyebab change order dan pengaruhnya terhadap waktu penyelesaian proyek pembangunan gedung sekolah X di Provinsi Kepulauan Bangka Belitung. Penelitian ini mengkaji berbagai sumber literatur yaitu buku referensi dan mengangkat hasil penelitian yang relevan dalam 10 tahun terakhir terkait penyebab change order dan pengaruhnya terhadap waktu penyelesaian proyek pembangunan gedung sekolah. Metodologi penelitian yang digunakan adalah metode penelitian kuantitatif yang mengkaji kuesioner yang dikumpulkan. Hasil analisis faktor-faktor penyebab change order dan pengaruhnya terhadap waktu penyelesaian pada penelitian ini yaitu didapatkan 4 variabel yang berpengaruh terhadap waktu penyelesaian dalam proyek pembangunan gedung sekolah X di Provinsi Kepulauan Bangka Belitung yaitu penambahan scope pekerjaan sebesar 58,9%, kinerja pemilik atau wakil pemilik sebesar 17,7%, dana investasi yang tidak cukup sebesar 10% dan cashflow yang tidak sesuai progress aktual sebesar 2,9%. Serta diharapkan hasil analisis ini menjadi tolak ukur pada proyek selanjutnya agar berjalan dengan baik.
