In the implementation of construction projects are often faced with problems during the project period, one of which is the occurrence of changes. A request to carry out a change in the construction of a project is commonly called a Change Order. Change the order is to provide owners and contractors to change some conditions of the document, such as you or change the work, you can change the cost and cost of the project. Change order occurs at the beginning, middle to end of project construction work, both on building project and infrastructure. This study uses case study of high rise building project in DKI Jakarta (mixed use building) consisting of offices and culinary supported apartment. Change order is also one of the main causes in using and managing cost efficiency in project construction and can be a dispute. The purpose of this study is to determine the factors causing the change order, how far influence of change order on the cost performance, change order factor that have the most influence on the cost performance, and get the most appropriate recommendation improvement in terms of change order that occurred in high-rise building construction project in DKI Jakarta. The instrument of this research consists of 3 factors causing change order, 43 independent variables and 1 dependent variable. This research uses mixed methods and the statistical study approach is processed with SPSS (Stastistical Package for the Social Sciences) version 22 program. The results of this study there are 3 factors that cause the change order of factors construction, administration, and resources. There are 5 variables that affect the cost performance with a value of 0.817. Meaning of 81,7% factor of independent variable influence cost performance while the rest equal to 18,3% relate to factors or other variable not examined in this research. From result of analysis of data processing also got factor most influential to cost performance, that is construction factor. This research provides recommendation of improvement to face change order problems that happened in high-rise building construction project project in Jakarta, such as: design review and feasibility study, field condition check with drawing, identification detail / drawing specification, change not exceed 10% , and the drawing approval process should not be too late. / Dalam pelaksanaan proyek konstruksi sering dihadapkan pada permasalahan selama masa proyek berlangsung, salah satunya adalah terjadinya perubahanperubahan. Permintaan untuk melaksanakan perubahan dalam konstruksi proyek biasa disebut dengan Change Order. Change order adalah usulan perubahan secara tertulis antara pemilik proyek (owner) dan kontraktor untuk mengubah beberapa kondisi dari dokumen kontrak awal, seperti menambah atau mengurangi pekerjaan, adanya perubahan ini dapat mengubah spesifikasi biaya kontrak dan jadwal pembayaran proyek. Change order terjadi pada awal, pertengahan sampai pada akhir pekerjaan konstruksi proyek, baik pada proyek bangunan maupun infrakstruktur. Pada penelitian ini menggunakan studi kasus proyek bangunan gedung bertingkat tinggi di DKI Jakarta (mixed use building) yang terdiri atas perkantoran dan apartemen yang didukung ritel kuliner. Change order juga sebagai salah satu penyebab utama dalam menggunakan dan mengatur efisiensi biaya pada konstruksi proyek serta dapat menjadi adanya perselisihan (dispute). Tujuan penelitian ini adalah mengetahui faktor penyebab terjadinya change order, seberapa besar pengaruh change order terhadap kinerja biaya, faktor change order yang paling berpengaruh terhadap kinerja biaya, dan mendapatkan rekomendasi perbaikan yang paling tepat dalam hal change order yang terjadi pada proyek konstruksi bangunan gedung bertingkat tinggi di DKI Jakarta. Instrumen Penelitian ini terdiri dari 3 faktor penyebab change order, 43 variabel bebas dan 1 variabel terikat. Penelitian ini menggunakan metode kombinasi (mixed methods) serta dengan pendekatan kajian statistik diolah dengan program SPSS (Stastistical Package for the Sosial Sciences) versi 22. Hasil dari penelitian ini terdapat 3 faktor yang menyebabkan terjadinya change order yaitu faktor kontruksi, administrasi, dan sumber daya. Terdapat 5 variabel yang berpengaruh terhadap kinerja biaya dengan nilai 0,817. Artinya 81,7% faktor variabel bebas mempengaruhi kinerja biaya sedangkan sisanya sebesar 18,3% berhubungan dengan faktor-faktor atau variabel lain yang tidak diteliti dalam penelitian ini. Dari hasil analisis pengolahan data juga didapat faktor yang paling berpengaruh terhadap kinerja biaya, yaitu faktor konstruksi. Penelitian ini memberikan rekomendasi perbaikan untuk menghadapi permasalahan change order yang terjadi pada proyek proyek konstruksi bangunan gedung bertingkat tinggi di DKI Jakarta antara lain: review desain serta melakukan feasibility study, pemeriksaan kondisi lapangan dengan gambar, identifikasi detail/spesifikasi gambar, perubahan tidak melebihi 10%, serta proses persetujuan gambar tidak boleh terlambat.
