Abstract
Development in the field of construction today is very rapid and has many alternative technologies that can
facilitate the work in the field. Population growth and increased activity led to the development of many residential
areas. One sector that needs to be considered to anticipate the development of residential areas is to establish vertical
dwelling. Vertical occupancy is one of the most important aspects to take advantage of the limited land area in urban
areas. Selection of a construction method is very important in the process of implementing a construction project
because the proper implementation process can give maximum results to the increase of time performance.
The problems of this research are: What are the important factors and variables in the process of
implementation of precast facade method in building construction In South Tangerang City, how is the influence of
the process of implementation of precast facade construction method in improving the time performance in building
construction In South Tangerang City, and how recommendations for improvement of the results of the analysis
conducted.
The method used in this study is a combination of quantitative and qualitative methods conducted through the
distribution of questionnaires. The quantitative method is solved using SPSS 20 program, with two main variables:
The implementation process as the independent variable and the time performance as the dependent variable.
Instrument This study consists of 7 factors that have from 39 independent variables and 1 dependent variable.
The conclusion of this research is that there are 3 factors 7 important variables consisting of HR factors ie the
worker variables that specialist in the implementation process and time discipline. Transportation factor ie survey
location of truck lane. Installation factor ie removal of panel with selected crane, verticality check and horizonal
embeded during installation, removable panel panel and move to its own location and specialist or expert in
installation of precast facade panel. The results of data analysis given to 50 respondents with the background of the
assignor obtained 7 determinant variables that affect the performance of time that is equal to 84.3% so that
Simultaneously Significant Influence to increase the performance of time on the project of building high rise In
South Tangerang City. Improved recommendations Specific or specialized skilled workers will be able to implement
precast facade panels more precisely over a short period of time, resulting in more panel mounting volume. The
determination of labor needs is very important in meeting the qualifications required by the project so that the
selected human resources can work effectively and efficiently and assist in achieving the project objectives.
Determining the path and mileage of trucks carrying precast panels is very important to take into account, because
with proper and sufficient paths it can trim the mileage from the precast workshop to the project site so that with a
predetermined path it is hoped to improve the time performance. When implementing the necessity of selecting
crane equipment first based on land criteria (crane positioning area used for tool maneuver and maximum load of
location to overload the selected crane). Appliance type (according to weight and dimensions of precast panel used).
The embeded welding stage is related to the panel connection with the beam so that repeated checks will determine
the correct position and the binding of the panel to core building. / Perkembangan pada bidang konstruksi dewasa ini sudah sangat pesat dan telah banyak alternatif teknologi yang dapat
memudahkan pengerjaan di lapangan. Pertumbuhan penduduk dan peningkatan aktivitas menyebabkan banyak berkembangnya
kawasan hunian. Salah satu sektor yang perlu diperhatikan dengan harapan untuk mengantisipasi perkembangan kawasan hunian
adalah dengan mendirikan hunian vertikal. Hunian vertikal merupakan salah satu aspek yang sangat penting untuk memanfaatkan
keterbatasan lahan pada kawasan perkotaan. Pemilihan suatu metode konstruksi sangat penting dalam proses pelaksanaan suatu
proyek konstruksi karena proses pelaksanaan yang tepat dapat memberikan hasil yang maksimal terhadap peningkatan kinerja
waktu.
Adapun permasalahan penelitian ini adalah: Apa saja faktor-faktor dan variabel penting pada proses pelaksanaan metode
precast facade pada pembangunan gedung Di Kota Tangerang Selatan, bagaimana pengaruh proses pelaksanaan metode
konstruksi precast facade dalam meningkatkan kinerja waktu pada pembangunan gedung Di Kota Tangerang Selatan, dan
bagaimana rekomendasi perbaikan terhadap hasil analisis yang dilakukan.
Metode yang digunakan dalam penelitian ini adalah gabungan antara metode kuantitatif dan kualitatif yang dilakukan
melalui penyebaran kuesioner. Adapun metode kuantitatif diselesaikan menggunakan program SPSS 20, dengan dua variabel
utama yaitu Proses pelaksanaan sebagai variabel independen dan kinerja waktu sebagai variabel dependen. Instrumen Penelitian
ini terdiri dari 7 faktor yang memiliki dari 39 variabel bebas dan 1 variabel terikat.
Kesimpulan Penelitian ini yaitu ada 3 faktor 7 variabel penting terdiri dari faktor SDM yakni variabel pekerja yang
spesialis didalam proses pelaksanaan dan disiplin waktu. Faktor transportasi yakni survey lokasi jalur truk. Faktor pemasangan
yakni pengangkatan panel dengan crane terpilih, pengecekan vertikality dan horizonal embeded saat pemasangan, takel panel
yang dilepas dan dipindah ke lokasi berikunya dan tenaga khusus atau ahli dibidang pemasangan panel precast facade. Hasil
analisis data yang diberikan kepada 50 responden dengan latar belakang pemberi tugas diperoleh 7 variabel penentu yang
berpengaruh terhadap kinerja waktu yakni sebesar 84,3% sehingga secara Simultan Berpengaruh Signifikan terhadap
peningkatkan kinerja waktu pada proyek pembangunan gedung bertingkat Di Kota Tangerang Selatan. Rekomendasi perbaikan
Pekerja yang berketerampilan khusus atau spesialis akan dapat melaksanakan pemasangan panel precast facade dengan lebih
praktis dengan waktu yang singkat, sehingga akan menghasilkan volume pemasangan panel yang juga lebih banyak. Penentuan
kebutuhan tenaga kerja sangat penting didalam memenuhi kualifikasi yang diperlukan oleh proyek supaya SDM yang terpilih
dapat bekerja secara efektif dan efisien serta membantu tercapainya tujuan proyek. Penentuan jalur dan jarak tempuh dari truk
yang membawa panel precast sangat penting diperhitungkan, karena dengan jalur yang tepat dan memadai dapat memangkas
jarak tempuh dari workshop precast ke lokasi proyek sehingga dengan jalur yang sudah ditentukan maka dengan harapan akan
dapat meningkatkan kinerja waktu. Saat pelaksanaan perlunya pemilihan alat crane terlebih dahulu berdasarkan kriteria lahan
(luas lahan posisi crane yang digunakan untuk manuver alat dan beban maksimal lokasi untuk membebani crane yang terpilih).
Tipe alat (sesuai dengan berat dan dimensi panel precast yang digunakan). Tahapan pengelasan embeded ini merupakan hal
yang berhubungan dengan sambungan panel dengan balok sehingga pengecekan yang berulang kali akan menentukan posisi yang
benar dan daya ikat panel terhadap bangunan inti.
