Running the successful projects on time is one of the most important parameters for the owners and contractors. Project delays often cause various losses for both. For contractors, delays cause project costs to be suspended due to the increase in project implementation time and result in a contractor's decreased credibility for the future, whereas for the owners, the delay in the use or operation of the results of the construction project has the potential to cause disputes and claims between the owner and the contractor (Suharto, 1997). This is what happened to the Project X project. Project delays are often caused by the poor coordination or misunderstandings that occur during the construction process as happened in the Project X project. The poor performance of coordination in projects can interfere with the achievement of project objectives. One of the main factors that resulted in the rework of the group of managerial factors was the poor flow of communication. This study will analyze the research problem of identifying variables and coordination factors in the construction process, understanding the time performance in this study, and understanding the results of the initial analysis of coordination in the Project X. Various theories examined in this research were the theories about project coordination, construction process, planning and scheduling, the role of contractors, and various relevant research results in the last 10 years. This research methodology started with the discussion of issues, identification of research problems, studies of various literature, and expert tests. From this study, it is found that eventually 5 important factors will be found in coordination during the construction process of the project construction so that they are able to anticipate delays in the project. There are the existence of a coordinator, determination of the target quality of work, centralization-decentralization, coordination during the planning process, and coordination during the control process. From this research it was concluded that the main factor is the coordinator. / Keberhasilan dalam menjalankan proyek tepat waktu adalah salah satu parameter penting bagi pemilik dan kontraktor. Keterlambatan proyek sering menyebabkan berbagai kerugian bagi keduanya. Bagi kontraktor, keterlambatan dapat menyebabkan biaya proyek membesar akibat bertambahnya waktu pelaksanaan proyek dan mengakibatkan menurunnya kredibilitas kontraktor untuk waktu yang akan datang. Sedangkan bagi pemilik, keterlambatan penggunaan atau pengoperasian hasil proyek konstruksi berpotensi menyebabkan timbulnya perselisihan dan klaim diantara pemilik dan kontraktor (Soeharto, 1997). Hal inilah yang terjadi pada proyek X. Seringkali keterlambatan proyek disebabkan oleh koordinasi yang tidak terjalin baik atau kesalahpahaman yang terjadi selama proses konstruksi seperti yang terjadi pada proyek X. Kinerja koordinasi yang tidak baik dalam proyek bisa mengganggu pencapaian sasaran proyek. Faktor utama yang mengakibatkan rework dari kelompok faktor manajerial salah satunya adalah buruknya alur komunikasi. Penelitian ini akan menganalisa masalah penelitian yang berupa identifikasi factor dan variabel apa saja dalam proses koordinasi selama proses konstruksi, mengkaji tentang kinerja waktu proyek, dan mengkaji tentang model koordinasi pada proyek X, serta menghasilkan rekomendasi perbaikan dalam penelitian ini. Berbagai teori yang akan dikaji dalam penelitian ini adalah teori tentang hal koordinasi proyek, teori tentang proses konstruksi, teori tentang planning and scheduling, teori tentang peran kontraktor, dan berbagai hasil penelitian yang relevan dalam 10 tahun terakhir. Metodologi penelitian ini dimulai dari pembahasan issue, identifikasi permasalahan penelitian, kajian berbagai pustaka, pengumpulan data, analisa, hasil kesimpulan, dan perbaikan. Dari penelitian ini, ditemukan faktor dan variabel yang penting dalam koordinasi selama proses konstruksi proyek X sehingga mampu mengantisipasi keterlambatan pada proyek. Penelitian ini menghasilkan 5 variabel utama yang paling berpengaruh dalam peningkatan kinerja waktu proyek X yaitu adanya seorang koordinator, penentuan target mutu kerja, sentralisasi-desentralisasi,koordinasi selama proses perencanaan, koordinasi selama proses pengendalian. Jadi dari penelitian ini disimpulkan bahwa faktor utamanya adalah coordinator.
