Abstract
Keterlambatan pelaksanaan proyek bangunan Gedung bertingkat merupakan akibat kurang maksimalnya pengendalian waktu pada pelaksanaan proyek. Kompleksitas dan dinamisnya suatu proyek bangunan Gedung bertingkat perlu adanya simulasi pengendalian waktu dengan berbagai metode yang digunakan. Begitu juga yang terjadi pada proyek Gedung ABC yang mengalami keterlambatan. Penelitain ini menggunakan metode SPSS selanjutnya hasil data analisis disimulasikan menggunakan pemodelan struktur sistematis menggunakan System Dynamic. Hasil pengolahan data SPSS menunjukkan lima variabel yang memberikan kontribusi dalam keterlambatan bangunan Gedung bertingkat yaitu: Menunda memulai pelaksanaan pekerjaan, Perubahan situasi atau kebijaksanaan politik/ekonomi perintah, Ketidaktepatan waktu pemesanan pada barang, Protes/klaim dari masyarakat, Kesulitan keuangan kontraktor. Dari kelima varibael tersebut membentuk model R square sebesar 84,3%, sedangkan sisanya sebesar 15.7% dipengaruhi oleh variabel lain diluar model. Simulasi selanjutnya menggunakan System Dynamic, hasil yang didapatkan adalah berupa grafik dan tabel yang menunjukkan perubahan pola dari masa pelaksanaan awal dan pola yang diakibatkan adanya lima varibel keterlambatan. Hasil dari analisisi simulasi System Dynamic inilah menjadi bahan pertimbangan pengendalian waktu dalam melaksanakan proyek bangunan Gedung bertingkat. / The delay in the implementation of the multi-storey building project is the result of the lack of maximum time control in project implementation. The complexity and dynamics of a multi-storey building project requires a time control simulation with various methods used. The same thing happened to the ABC Building project which was delayed. This research uses the SPSS method, then the results of the data analysis are simulated using systematic structural modeling using System Dynamic. The results of SPSS data processing show five variables that contribute to building delays in high-rise buildings, namely: Delaying starting work, Changes in political/economic situation or policy orders, Inaccuracy in ordering goods, Protests/claims from the public, Contractors' financial difficulties. From the five variables, 84.3% of the R square model formed, while the remaining 15.7% was influenced by other variables outside the model. The next simulation using System Dynamic, the results obtained are in the form of graphs and tables showing changes in patterns from the initial implementation period and patterns caused by the five delay variables. The results from the analysis of the System Dynamic simulation are the material for consideration of time control in carrying out high-rise building projects.
