Abstract
Visitors to Shopping Street have increased since the Covid-19 pandemic with many people going shopping. There are several problems that need to be solved to have a well-designed Shopping Street in Pasar Baru. There are several hazards for pedestrians to walk comfortably in the current Pasar Baru area such as hazards from passing vehicles, poor air quality, noise, visuality, and thermal quality resulting in loss of visitor comfort. Some of the existing buildings are deteriorating due to aging and need repair and renovation. The main problem in this research is how to design Shopping Street Pasar Baru that is comfortable for visitors with a multi-comfort approach. To address the problems faced by this shopping center, a review of books and journals on streets and shops was conducted. In addition to direct observation in the field and theoretical studies from these media, case studies and precedents were also conducted. The method and process of this research are to find a way to design according to the needs of visitors, preserving the historical, cultural, and social elements that allow locals to maintain a sense of place and successfully attract people to visit. Visitor comfort affects how they feel when they are on the street and is an attractive place to have fun and socialize. Visitor comfort at Pasar Baru can be achieved by making improvements to the existing buildings and removing unnecessary elements while preserving the historical, cultural, and social elements. At the end of this research, the design of Pasar Baru area is produced with the addition of streetscape and streets-furniture that accommodate visitor comfort, the addition of the second floor for pedestrians, and roof coverings that still maintain thermal comfort. Some of the old buildings are retrofitted and rehabilitated with the addition of several spatial and interior functions such as social spaces, special shopping areas, places to eat and drink, toilets, and other public facilities. Some retrofitted building facades retain the local image and culture of Pasar Baru, so that visitors feel comfortable, alive, and safe in the Pasar Baru shopping area./Pengunjung Shopping Street telah meningkat sejak pandemi covid-19 dengan banyaknya orang-orang pergi berbelanja. Ada beberapa permasalahan yang perlu dipecahkan untuk memiliki Shopping Street di Pasar Baru yang terancang dengan baik. Ada beberapa bahaya bagi pejalan kaki untuk berjalan dengan nyaman di area Pasar Baru saat ini seperti bahaya dari kendaraan yang lalu lalang, kualitas udara yang kurang baik, kebisingan, visualitas, dan kualitas termal yang mengakibatkan hilangnya kenyamanan pengunjung. Beberapa bangunan yang ada memburuk karena penuaan dan perlu perbaikan maupun renovasi. Permasalahan utama dalam penelitian ini adalah bagaimana perancangan Shopping Street Pasar Baru yang nyaman bagi pengunjung dengan pendekatan multi-comfort. Untuk mengatasi masalah-masalah yang dihadapi oleh pusat perbelanjaan ini, kajian buku-buku dan jurnal tentang jalan dan toko dilakukan. Selain observasi langsung di lapangan dan kajian teori dari media-media tersebut, dilakukan juga studi kasus dan preseden. Metode dan proses penelitian ini adalah untuk menemukan cara mendesain sesuai dengan kebutuhan pengunjung, pelestarian elemen-elemen historis, budaya, dan sosial yang memungkinkan penduduk setempat untuk mempertahankan rasa tempat tersebut dan berhasil menarik orang-orang untuk berkunjung. Kenyamanan pengunjung mempengaruhi bagaimana perasaan mereka ketika berada di jalan dan tempat yang menarik untuk bersenang-senang dan bersosialisasi. Kenyamanan pengunjung di Pasar Baru dapat dicapai dengan melakukan perbaikan pada bangunan yang ada dan menghilangkan elemen-elemen yang tidak penting dengan tetap melestarikan elemen-elemen historis, budaya, dan sosial. Pada akhir penelitian ini menghasilkan rancangan area Pasar Baru dengan penambahan streetscape dan streets-furniture yang mengakomodir kenyamanan pengunjung, penambahan lantai dua (2) bagi pejalan kaki dan penutup atap yang tetap mempertahankan kenyamanan termal. Beberapa bangunan lama di-retrofit dan direhabilitasi dengan penambahan beberapa fungsi ruang dan interior seperti ruang sosial, tempat perbelanjaan khusus, tempat makan minum, toilet dan fasilitas umum lainnya. Beberapa fasade bangunan yang di-retrofit tetap mempertahankan citra dan budaya lokal keberadaan Pasar Baru, agar pengunjung merasa nyaman, hidup, dan aman berada di kawasan pertokoan Pasar Baru.
