Abstract

Indonesia’s Economic Development has also pushed the growth of building construction development. Badan Pusat Statistik (BPS) stated that the value of building construction increases every year. The high demand for building construction must followed by the right time and a good quality in its implementation. A procurement with konstruksi terintegrasi rancang dan bangun system is supposed to be a solution for establishing a construction project done in time but still stick to technical specifications. Design and build construction system is considered better compared to the bid build design system, but some projects that have applied this system didn’t made it in time properly due to the presence of several risks. This research aims to determine what risks arise and what risks are dominant as a result of the choice of integrated construction design and building methods in terms of implementation time and recommendations that can be given to minimize these dominant risks in the future. The research methodology is carried out through several stages such as studying phenomena, literature review, questionnaires, interviews, and statistical testing. The statistical tests conducted on the research are comparative data analysis, validity and reliability testing, data normality test, correlation analysis, interrelation analysis, factor analysis, multiple regression analysis (t test and F test), and the final stage in this study is a recommendations from experts. The results of this research indicate that of the 37 risk variables obtained, there are 7 risk variables that have a significant influence on the time of project implementation at PT ABC. The results of this study indicate that the seven risks for these variables can explain the change in project implementation time of 86.8%, of which 13.2% can be explained outside the variable. Recommendations that can be given include the perception of equality related to initial design, sharing knowledge with other parties for work experience, synergy between the development team and design team in implementation, selection of selective subcontractors at the beginning, routine communication with the owner's choice therefore the requests are in accordance with implementation and selection of qualified project managers for leadership, orginizing and motivating and involvement at the beginning and end to manage any shortcomings in the project. / Perkembangan perekonomian Indonesia mendorong juga pertumbuhan pembangunan, salah satunya pembangunan gedung. Badan Pusat Statistik (BPS) menunjukan setiap tahun nilai konstruksi pembangunan gedung meningkat. Kebutuhan gedung yang tinggi tentunya harus diikuti dengan waktu yang tepat dan kualitas yang baik. Procurement dengan sistem konstruksi terintegrasi rancang dan bangun dapat menjadi solusi agar pekerjaan lebih cepat dan sesuai dengan spresifikasi teknisnya. Konstruksi terintegrasi rancang dan bangun dianggap jauh lebih baik dari sistem design bid build, namun masih terdapat beberapa proyek yang sudah menggunakan sistem ini tetapi waktu pengerjaannya belum tepat, hal ini disebabkan oleh adanya beberapa risiko. Penelitian ini bertujuan mengetahui risiko-risiko apa saja yang timbul dan risiko-risiko apa saja yang dominan akibat dari pemilihan metode konstruksi terintegrasi rancang dan bangun dari segi waktu pelaksanaan serta rekomendasi apa yang dapat diberikan untuk memimalkan risiko-risiko yang dominan tersebut diwaktu mendatang. Metodologi penelitian dilakukan melalui beberapa tahap seperti mengkaji fenomena, tinjauan literatur, kuisioner, wawancara, dan pengujian statistik. Pengujian statistik yang dilakukan pada penelitian adalah analisa komparatif data, uji validitas dan uji reliabilitas, uji normalitas data, analisa korelasi, analisa interkorelasi, analisa faktor, analisa regresi berganda (Uji t dan Uji F), dan tahap akhir pada penelitian ini adalah rekomendasi dari pakar. Hasil dari penelitian ini menunjukan dari 37 variabel risiko yang didapat, terdapat 7 variabel risiko yang memiliki pengaruh yang signifikan terhadap waktu pelaksanaan proyek pada PT ABC. Hasil penelitian ini menunjukan bahwa ketujuh risiko pada variabel tersebut dapat menjelaskan perubahan waktu pelaksanaan proyek sebesar 86,8%, dimana sebesar 13,2% dapat dijelaskan diluar variabel tersebut. Rekomendasi yang dapat diberikan antara lain persamaan persepsi terkait desain awal, sharing knowledge dengan pihak lain untuk pengalaman kerja, sinergi antara tim pembangunan dan tim desain dalam pelaksanaan, pemilihan sub kontraktor yang selektif diawal, komunikasi yang rutin dengan pihan owner agar segala permintaan sesuai pelaksanaan dan pemilihan project manager yang mumpuni untuk leadership, orginizing dan motivating dan keterlibatannya di awal dan diakhir untuk mangatur segala kekurangan di proyek.
