Abstract

DKI Jakarta area is one of the most populous regions with a population of 10.4 million people as of 2017 so that the community's need for shelter is very important. The construction of flats with more than 10,000 figures every year is a treatment carried out by the government, one of which is the X flat towing construction project. The High Level X flat towing project has a difference between auction drawings and drawings for information already obtained. Existing changes are caused by the process of adjusting to the regional plan. The use of precast method is considered as a solution in order to achieve the appropriate implementation time. The purpose of this study is to identify the impact of the use of precast and conventional methods on time on the High Level X Flats Construction Project in Jakarta. Tests conducted in this study were carried out using multiple linear regression analysis on all long span beams and Monte Carlo analysis using Crystal Ball software through the triangular distribution stages to obtain the probability results of the work on each floor. The results of this study indicate that in the precast method, the duration of the completion of the work is determined by the factors of beam installation, connection formwork, grouting and stressing. In the conventional method, the duration of time the work is completed is determined by the factor of beam formwork, pembesian, and casting. The duration duration variable that has been tested in the regression analysis is used as the ideal completion time in the Monte Carlo analysis. The results of the Monte Carlo analysis show that the use of the preprinted method has an average success rate of 81.01% according to plan time. The precast method has a lower failure rate than conventional methods. This means that this method is more likely to be applied to the X project project in DKI Jakarta. The impact of the use of the method is the acceleration of the completion of structural work where the time to work the precast method is faster, and the probability of successful completion of the time is higher than conventional methods. / Wilayah DKI Jakarta merupakan salah satu wilayah terpadat dengan jumlah penduduk 10,4 juta jiwa per 2017 sehingga kebutuhan masyarakat akan tempat tinggal merupakan hal yang sangat penting. Pembangunan rumah susun dengan angka 10.000 lebih setiap tahunnya merupakan penanganan yang dilakukan pemerintah, salah satunya adalah proyek pembangunan rusun X. Proyek Pembangunan Rusun Tingkat Tinggi X terdapat perbedaan antara gambar lelang dan gambar for information yang sudah diperoleh. Perubahan yang ada disebabkan oleh proses penyesuaian dengan rencana kawasan. Penggunaan metode pracetak dianggap sebagai solusi agar tercapainya waktu pelaksanaan yang sesuai. Tujuan dari penelitian ini adalah mengidentifikasi dampak penggunaan metode pracetak dan metode konvensional terhadap waktu pada Proyek Pembangunan Rusun Tingkat Tinggi X di Jakarta. Pengujian yang dilakukan pada penelitian ini dilakukan dengan menggunakan analisis regresi linear berganda pada seluruh balok bentang panjang dan analisis Monte Carlo menggunakan software Crystal Ball melalui tahapan triangular distribution untuk mendapatkan hasil probabilitas dari pekerjaan setiap lantainya. Hasil penelitian ini menunjukkan bahwa pada metode pracetak, durasi waktu selesai pelaksanaan pekerjaan ditentukan oleh faktor pemasangan balok, bekisting sambungan, grouting dan stressing. Pada metode konvensional, durasi waktu selesai pelaksanaan pekerjaan ditentukan oleh faktor bekisting balok, pembesian, dan pengecoran. Variabel durasi selesai yang sudah diuji pada analisis regresi dijadikan sebagai waktu selesai ideal pada analisis Monte Carlo. Hasil analisis Monte Carlo menunjukkan penggunaan metode pracetak memiliki tingkat probabilitas keberhasilan rata-rata 81,01% sesuai waktu rencana. Metode pracetak memiliki tingkat kegagalan lebih rendah dibandingkan metode konvensional. Artinya metode ini lebih mungkin diterapkan pada proyek rumah susun X di DKI Jakarta. Dampak penggunaan metode adalah percepatan penyelesaian pekerjaan struktur dimana waktu pengerjaan metode pracetak lebih cepat, dan probabilitas keberhasilan penyelesaian tepat waktu yang lebih tinggi dibandingkan metode konvensional.
