Abstract

Indonesia, as one of the largest tea producers in the world, has not yet concentrated significantly on the development of tea houses in Jakarta. This gap presents an opportunity to establish a tea house café that promotes specialty and premium tea sourced from various provinces in Indonesia. Therefore, this business feasibility study of Camille Tea House Café was conducted to evaluate its viability, determine the required initial investment, and provide assurance to potential investors. The tea house café concept features a tea sensorium, introduces the innovative idea of tea pairing with desserts, and offers dine-in facilities in a modern, elegant, and cozy atmosphere. The research methodology for this feasibility study employs a descriptive analysis approach, focusing on evaluating four key business aspects: market and marketing, operational, organizational and human resources, and financial aspects. Data collection includes primary data obtained through questionnaires, observations, and interviews, as well as secondary data sourced from books, articles, academic journals, and official government publications to support the analysis. The results of this study indicate that based on non-financial aspects, the tea house café concept is highly relevant and suitable for operation. Regarding the financial aspect, the investment valuation demonstrates a Net Present Value (NPV) of Rp973.461.595, a Payback Period of 3 years, 6 months, and 5 days, a Profitability Index (PI) of 1.29, and an Internal Rate of Return (IRR) of 26.55%. These financial metrics, along with a comprehensive analysis of various aspects, indicate that Camille Tea House Café is feasible to carry out as a business venture. / Indonesia, sebagai salah satu produsen teh terbesar di dunia, belum memberikan perhatian yang signifikan terhadap pengembangan tea house di Jakarta. Hal ini memberikan peluang untuk mendirikan sebuah tea house café yang mendukung dan mempromosikan teh berkualitas yang dibudidayakan di Indonesia. Oleh karena itu, studi kelayakan bisnis Camille Tea House Café ini dilakukan untuk mengevaluasi kelayakannya, menentukan jumlah investasi awal yang dibutuhkan, dan memberikan keyakinan kepada calon investor. Konsep tea house café ini mencakup tea sensorium, memperkenalkan ide inovatif berupa tea pairing dengan hidangan penutup, serta menyediakan fasilitas dine-in dalam suasana yang modern, elegan, dan nyaman. Metodologi penelitian dalam studi kelayakan bisnis ini menggunakan pendekatan analisis deskriptif dengan fokus pada evaluasi empat aspek bisnis utama, yaitu: aspek pasar dan pemasaran, operasional, organisasi dan sumber daya manusia, serta aspek keuangan. Pengumpulan data mencakup data primer yang diperoleh melalui penyebaran kuesioner, observasi, dan wawancara, serta data sekunder yang berasal dari buku, artikel, jurnal akademik, dan publikasi resmi pemerintah untuk mendukung analisis. Hasil studi ini menunjukkan bahwa berdasarkan aspek non-keuangan, konsep tea house café ini relevan dan layak untuk dijalankan. Dalam aspek keuangan, analisis investasi menunjukkan nilai Net Present Value (NPV) sebesar Rp973.461.595, Payback Period selama 3 tahun, 6 bulan, dan 5 hari, Profitability Index (PI) sebesar 1,29, dan Internal Rate of Return (IRR) sebesar 26,55%. Berdasarkan metrik keuangan ini serta analisis komprehensif dari berbagai aspek, Camille Tea House Café dinyatakan layak untuk dijalankan sebagai sebuah usaha.
