Construction projects that have a high level of complexity in their implementation will potentially have a higher risk than construction projects with a low level of complexity. Uncertain risks make the parties concerned in the world of construction to distribute risks to other parties, one of them by the method of implementing construction design projects. Where in this contract the consultant and contractor become an implementation contract so that the construction process is faster and coordination is easier. This study aims to determine the risk factors and variables of construction service providers in the implementation of construction projects for building construction of apartment buildings, determine the benchmarks of successful performance when implementing construction projects of apartment buildings, determine the influence of factors and risk factors for construction service providers on the successful performance of project implementation time construction of the emerald apartment building area and provide recommendations for improvement of the results of the analysis of the research model. The research method uses qualitative descriptive methods and descriptive statistical methods as well as quantitative associative with SPSS version 23. The results of this study produce 3 factors and 5 risk variables for construction service providers that can influence the successful implementation of construction projects of emerald apartment building buildings consisting of; the Designer Team factor, the Builder Team, and the Project Manager factor. From the results of the analysis supported by literature studies and field studies show that the Project Manager factor has a significant influence on time performance as well as a benchmark for the successful implementation of construction projects of emerald apartment building buildings with variable X3.6, namely the lack of PM experience in scheduling all activities work with an R square change value of 53.9%. Paying attention to critical work in every construction project activity and placing resources in accordance with its productivity are important in scheduling construction projects, so that the risk of delays can be minimized and the time performance of construction implementation can be increased. / Proyek konstruksi yang memiliki tingkat kompleksitas tinggi dalam pelaksanaanya maka akan berpotensi memiliki risiko yang lebih tinggi dibanding proyek konstruksi dengan tingkat kompleksitas yang rendah. Risiko yang tidak pasti membuat para pihak yang berkepentingan dalam dunia konstruksi mendistribusikan risiko ke pihak lain salah satunya dengan metode pelaksanaan proyek konstruksi rancang bangun. Dimana dalam kontrak ini konsultan dan kontraktor menjadi satu kontrak pelaksanaan agar proses konstruksi lebih cepat dan koordinasi lebih mudah. Penelitian ini bertujuan untuk mengetahui faktor dan variabel risiko penyedia jasa konstruksi dalam pelaksanaan proyek konstruksi rancang bangun bangunan gedung apartemen, mengetahui tolak ukur keberhasilan pelaksanaan proyek konstruksi bangunan gedung apartemen, mengetahui pengaruh faktor dan variabel risiko penyedia jasa konstruksi terhadap keberhasilan pelaksanaan proyek konstruksi kawasan bangunan gedung apartemen emerald dan memberikan rekomendasi perbaikan terhadap hasil analisis model penelitian. Metode penelitian menggunakan metode deskriptif kualitatif dan metode statistik deskriptif serta asosiatif kuantitatif dengan SPSS version 23. Hasil penelitian ini menghasilkan 3 faktor dan 5 variabel risiko penyedia jasa konstruksi yang dapat mempengaruhi keberhasilan pelaksanaan proyek konstruksi rancang bangun kawasan bangunan gedung apartemen emerald terdiri dari; faktor Designer Team, Builder Team, serta faktor Project Manager. Dari hasil analisis yang didukung studi literatur dan studi lapangan menunjukkan bahwa faktor Project Manager memilki pengaruh signifikan terhadap kinerja waktu yang sekaligus sebagai tolak ukur keberhasilan pelaksanaan proyek konstruksi dengan variabel X3.6 yaitu tidak adanya pengalaman PM dalam melakukan penjadwalan seluruh aktifitas pekerjaan dengan nilai R square change sebesar 53,9%. Memperhatikan pekerjaan kritis pada setiap aktifitas proyek konstruksi serta menempatkan sumber daya sesuai dengan produktivitas yang dimilikinya menjadi hal penting dalam penjadwalan proyek konstruksi, agar risiko keterlambatan dapat diminimalisir dan kinerja waktu pelaksanaan konstruksi dapat ditingkatkan.
