Abstract

Bangunan ruko di Indonesia pada era sekarang dibangun berdasarkan teknis dan ekonomis sehingga memaksimalkan faktor jual-beli pada area komersial. Namun hal ini menyebabkan aspek social life pada lingkungan bangunan ruko hilang dan menjadi area yang tidak liveable. Bangunan ruko yang seharusnya menjadi solusi atas perkembangan urbanisasi yang cepat sudah tidak efektif dan akhirnya menjadi sekedar toko dengan fungsi komersial saja karena fungsi huniannya ditinggalkan. Maka dari itu diperlukan perancangan bangunan ruko yang memiliki aspek-aspek livable yang dapat mendukung bangunan ruko yang berfungsi sebagai hunian dan toko komersial dalam satu bangunan. Sehingga mengembalikan liveability pada bangunan ruko. Kawasan Kompleks Ruko Sektor IV dan VII BSD merupakan salah satu kompleks ruko yang memiliki tata ruang yang berbeda dari kebanyakan bangunan ruko yang ada, karena didesain untuk mendorong aspek sosial dan aspek ekonomi sehingga tata ruangnya berbentuk zig-zag. Namun desain yang telah disesuaikan dengan aspek sosial setelah di analisis belum memenuhi aspek livability pada kawasan. Bangunan ruko pada kompleks sektor IV dan VII yang tidak layak huni mengakibatkan minimnya penggunaan bangunan ruko sebagai tempat tinggal. Maka dari itu diperlukannya desain kawasan ruko yang dapat memenuhi aspek livability dengan kriteria-kriteria yang dapat memaksimalkan kelayakan huni kawasan bangunan ruko. Kemudian dilakukan peninjauan terhadap studi literatur, studi preseden dan studi jurnal yang akhirnya menghasilkan kriteria-kriteria wajib pada bangunan ruko untuk memenuhi aspek livability pada bangunan ruko sebagai acuan desain bentuk unit ruko, bentuk blok dan bentuk kompleks hingga kawasan. Sehingga melalui studi kasus, dapat disimpulkan bahwa diperlukannya pembangunan ulang kawasan kompleks ruko sektor IV dan VII dengan aspek livability dan diimbangi dengan fungsi bangunan ruko sebagai tempat tinggal dan tempat untuk berjualan sehingga aspek sosial serta aspek ekonominya tetap berlangsung. Pembangunan ulang dilakukan secara bertahap dari unit ruko yang programnya didesain berdasarkan pembagian area publik-privat di setiap lantainya. Kemudian disesuaikan dengan kriteria livability ruko yang mementingkan kriteria walkability pada skala blok sehingga berbentuk enclosed block. Kompleks ruko disusun untuk merespons eksisting di sekitar kawasan yang merupakan area komersial sehingga dapat memperluas aspek ekonomi pada area kawasan sehingga dapat berkelanjutan dalam waktu yang panjang. / Shop houses in Indonesia in the current era are built based on technical and economic aspects to maximize the profitable factor in commercial areas. However, this causes aspects of social life in the shop houses building environment to disappear and become an area that is not livable. Shop houses which should be a solution to the rapid development of urbanization are ineffective and eventually become just a shop with a commercial function because the residential function is abandoned. Therefore, it is necessary to design a shop houses that have livable aspects that can support shop houses function as residential and commercial shops in one building. To bring back livability to shop houses unit. Shop houses area in IV and VII Sector BSD is a shop houses complex that has a different spatial layout than most existing shop buildings, because it's designed to encourage social and economic aspects so that the spatial layout is zigzagged. However, the design that has been adjusted to the social aspects after being analyzed doesn't meet the livability aspects of the area. Shop houses complex in IV and VII sector are unsuitable for the area, resulting in minimal use of shop houses as dwellings. Therefore, it is necessary to design a shop houses area that can meet aspects of livability with criteria that can maximize the feasibility of occupancy of the shop houses area. Through literature studies, precedent studies and journal studies was carried out which finally resulted in mandatory criteria for shop houses to meet the livability aspects of shophouses as a reference for the design of shop house units, block layout and complex layout to the area. Through the case study, it can be concluded to rebuild the complex area of shop houses sector IV and VII with the aspect of livability and offset by the function of the shop building as a residence and place to sell so that social aspects and economic aspects sustain is needed. The rebuilding was carried out in stages from the shop unit whose program was designed based on the division of public-private areas on each floor. Then adapted to the criteria of shophouse livability that prioritizes walkability criteria on the block scale so that it is enclosed block. Shop complexes are arranged to respond to existing areas around the area as well which are commercial areas to expand the economic aspects of the area to be sustainable in the long term.
