Abstract

Penelitian ini bertujuan untuk menganalisis strategi bisnis jsi dalam menghadapi persaingan bisnis properti di Indonesia. Penelitian ini merupakan penelitian kualitatif, dengan desain studi kasus. Data diperoleh dengan melakukan observasi, dokumentasi, wawancara dan kuisioner. Analisis faktor kunci lingkungan internal berupa kekuatan dan kelemahan dengan menggunakan Matriks IFE menunjukan nilai IFE JSI berada pada posisi Kuat (3,141). Hal ini dapat diartikan bahwa JSI memiliki memiliki kemampuan yang kuat mengembangkan potensi atau kekuatan yang dimiliki dalam mengatasi kelemahan yang ada. Sedangkan analisis faktor kunci lingkungan eksternal berupa peluang dan ancaman dengan menggunakan Matriks EFE menunjukkan nilai EFE JSI berada pada posisi Sedang (2,387) yang berarti JSI mampu memanfaatkan peluang-peluang yang ada dan menghindari ancaman. Selanjutnya, dirumuskan 5 alternatif strategi dari hasil analisa faktor kunci internal dan faktor kunci eksternal JSI menggunakan Matriks SWOT, dan terhadap 5 alternatif strategi tersebut dilakukan analisis menggunakan QSPM untuk mengetahui urutan prioritasnya. Prioritas tertinggi ada pada alternatif strategi “Mengoreksi portofolio properti yang sudah ada agar lebih proposional, misalnya dengan melakukan investasi di Properti Pengembangan”./This study was conducted to analyze business strategy of PT Jakarta Setiabudi Internasional, Tbk. in facing of property business competition in Indonesia. This research is qualitative research with study case design. Data was collected by conducting observation, documentation, interviews and questionnaires. Analysis of key factors of the internal environment in the form of strengths and weaknesses using the IFE Matrix shows that the IFE JSI value is at a Strong position (3,141). This can be interpreted that JSI has a strong ability to develop the potential or strengths possessed in overcoming existing weaknesses. While the analysis of key external environmental factors in the form of opportunities and threats using the EFE Matrix shows that the EFE JSI value is in a Medium position (2,387) which means that JSI is able to take advantage of existing opportunities and avoid threats. Furthermore, 5 alternative strategies were formulated from the results of the analysis of internal key factors and external key factors of JSI using the SWOT Matrix, and against the 5 alternative strategies were analyzed using QSPM to find out the order of priority. The highest priority is the alternative strategy "Correcting the existing property portfolio to make it more proportional, for example by investing in Property Development".
